Approval of (a) Resolution P.C. 88-47 recommending approval of a text amend­ ment to amend Specific Plan Area for Biltmore Site Ordinance 84-751. (b) Resolution P.C. 88-48 approving a Conditional Use Permit & Vesting Tentative Parcel Map #19757 for a 2 unit condominium at 1057 Loma Drive. (c) Resolution P.C. 88-49 recommending approval of a text amend­ ment regarding development of a new zone --R-lA & Environ­ mental Negative Declaration. (d) Resolution P.C. 88-50 approving a Conditional Use Permit & Vesting Tentative Parcel Map #19525 for a 3 unit condominium at 532 11th Street. (e) Resolution P.C. 88-51 approving a Conditional Use Permit for snack shop to sell juices at 113 Hermosa Avenue & Environ­ mental Negative Declaration. (f) Resolution P.C. 88-52 denying a variance to allow extisting nonconforming garage to expand further into required side­ yard setback at 1056 7th St. (g) Resolution P.C. 88-53 recommending approval of a zone change from M zone to R-2 zone & Environmental Negative Declaration at 601, 615 & 619/621 2nd Street. (b) Policy Statement P.C. 88-1 interpreting the location of front yards on "through lots". Section IA 5. Recognition of the resigning members and introduction of the new members, John R. Edwards & Chris Ketz. 6. Election of new Chairman and Vice Chairman. Section II Coomunications 7 . Conditional Use Permit & Tentative Parcel Map #19728 for a 3 unit condominium project at 845 15th Street. Recommended Action: To approve the Conditional Use Permit & Vesting Tentative Parcel Map. 9. Conditional Use Permit & Tentative Parcel Map #19760 for a 2 unit condominium project at 625 10th Street. Recommended Action: To approve the Conditional Use Permit & Vesting Tentative Parcel Map. 10. Conditional Use Permit & Tentative Parcel Map #19637 for a 2 unit condominium project at 637 Manhattan Avenue. Recommended Action: To approve the Conditional Use Permit & Vesting Tentative Parcel Map. 11. Variance to allow garage to encroach into the 17' parking set­ back & adoption of an Environmental Negative Declaration at 2426 Manhattan Avenue. Recommended Action: To approve said variance & adopt the En­ vironmental Negative Declaration. Section IV Hearings 12. Hearing of determination for lot merger group L.M. 88-3 (con­ tinued from 5/17/1988 meeting) & L.M. 88-5 (continued from 6/21/ 1988 meeting). Recommended Action: To merge the lots. 13. Study of view blockage & height measure method. Recommended Action: To continue this matter to 7/19/1988 meeting. 14. Biltmore Site Specific Plan Area (Ordinance 84-751) --refer back by City Council. Recommended Action: To approve changes as noted by City Council. Section V 15. Staff Items a. Memorandum regarding Planning Commission liaison for 7/12/ 1988 City Council meeting. b.
