Note: No Smoking is allowed in the Council Chambers Section I 1. Pledge of Allegiance 2. Roll Call 3. Approval of June 7, 1988 Minutes. 4. Approval of (a) Resolution P.C. 88-43 approving a Conditional Use Permit for outside storage of bicycles at 74 14th Street. (b) Resolution P.C. 88-44 approving a Conditional Use Permit & Tentative Parcel Map #19555 for a 2 unit condominium at 803 Loma Drive. (c) Resolution P.C. 88-46 recommending approval of a text amend­ ment to add "school" to permitted use list in R-1 zone & approving an Environmental Negative Declaration. Section II Communications 5 . Anyone wishing to address the Commission regarding a matter not related to a public hearing on the agenda may do so at this time. Section III Public Hearings 6. Zone change from manufacturing zone to R-2 zone or to such other zone as deemed appropriate by Planning Commission & adopt an Environmental Negative Declaration at 601, 615, 619/621 2nd Street (continued form 5/17/1988 meeting). Recommended Action: To recommend approval of the zone change & a dop t ion of t h e En vironmental Negative Declaration. 7. Conditional Use Permit & Vesting Tentative Parcel Map #19757 for a 2 unit condominium project at 1057 Loma Drive. Recommended Action: To approve the Conditional Use Permit & Vesting Tentat i ve Parcel Map. 8 . Conditional Use Permit & Vesting Tentative Parcel Map #19525 for a 3 unit condominium project at 532 11th Street. Recommended Action: To approve the Conditional Use Permit & Vest i ng Tentat i ve Parcel Map. -1 - t 9. Conditional Use Permit for snack shop to sell juices at 113 Her­ mosa Avenue. Recommended Action: To approve the Conditional Use Permit. 10. Variance to Sections 501c and 1309 to allow existing nonconform­ ing garage to expand further into required sideyard setback at 1056 7th Street & adopt an Environmental Negative Declaration. Recommended Action: To deny the variance. 11. Variance to Section 1157~ to allow garage to encroach into the 17' parking setback at 20 4th Street & adopt an Environmental Negative Declaration. Recommended Action: To continued the matter to future meeting, specific date to be set by the Planning Commission. 12. Text amendment to amend Specific Plan Area for Biltmore Site Ordinance 84-751 (continued from 6/7/1988 meeting). Recommended Action: To recommend adoption of said text amendment. 13. Text amendment to zoning ordinance & Environmental Negative Dec­ laration regarding development of a new zone --R-lA. Recommended Action: To recommend adoption of said text amend­ ment and approval of Environmental Negative Declaration. Section IV Hearings 14. Hearing of determination for lot merger group L.M. 88-5. Recommended Action: To merge the lots. 15. Front/rear yard on through lot policy statement. Recommended Action: To adopt the policy statement. Section V 16. Staff Items a. Consider special meeting for condominium projects. b. Correspondence regarding Hope Chapel. c. Memorandum regarding Planning Commission liaison for 6/28/ 1988 City Council meeting. d.
