Note: No Smoking is allowed in the Council Chambers Section I 1. Pledge of Allegiance 2. Roll Call 3. Approval of March 15, 1988 Minutes 4. Approval of (a) Resolution P.C. 88-17 recommending a text amendment to sec­ tions 1209-1212 pertaining to encroachments into required yard areas. (b) Resolution P.C. 88-24 approving a Conditional Use Permit & Vesting Tentative Parcel Map #19542 for a 2-unit condominium project at 215 Manhattan Ave. (c) Resolution P.C. 88-25 approving a Conditional Use Permit amendment to allow a box office expansion at 1018 Hermosa Ave. (Comedy Magic Club) & Environmental Negative Declaration. Section II Communications 5. Anyone wishing to address the Commission regarding a matter not related to a public hearing on the agenda may do so at this time. Section III Public Hearings 6. Variance to exceed maximum allowable height & Negative Declara­ tion at 2012 Loma Drive. Recommended Action: To approve the variance subject to condi­ tions & Negative Declaration. 7. Variance to provide guest parking in a a 15.5 1 setback rather than the required 17 1 & Negative Declaration at 1101 Valley Drive. Recommended Action: To approve the variance subject to condi­ tions & Negative Declaration. 8. Modification of existing Conditional Use Permit to add bedroom and bathroom to 2-unit condominium at 429 Vayview Drive. Recommended Action: To deny request for bathroom & approve the added bedroom. -1 - 9. Variance to exceed maximum allowable height of wall in sideyard & Negative Declaration at 2919 Hermosa View Drive. Recommended Action: To deny the variance. 10. Rezone of area 2 from R-2 to R-1 & Environmental Negative Decla­ ration. (continued from 3/15/1988 meeting) Recommended Action: To recommend approval of rezoning & En­ vironmental Negative Declaration. Section IV Hearings 11. Appeal of lot merger determination for lot merger groups L.M. 88-2. 12. Extension of a Tentative Tract Map #30986 for 8 lot subdivision at 532, 534-540 20th Street. Recommended Action: To approve the extension. 13 . Special study 88-3 --Repeal of Biltmore Site specific plan area (continued from 3/15/1988 meeting). Section V 14. Staff Items a. Status Report on Conditional Use Permit Enforcement Program. b. Staff report regarding special studies of 1. R-3 setback standards for condominiums & apartments. 2. Elimination of the 17' setback off alleys. 3. Study of 50' x 50' lot. c. Memorandum regarding the absence of Planning Commission stenographer. d. Memorandum regarding Planning Commission liaison for 4/12/ 1988 City Council meeting. e. New Zoning & Subdivision Ordinance. f. City Council Minutes of March 8, 1988. 15. Commissioner Items 16.
