HomeMy WebLinkAboutPC Resolution 84-111 2 r-, 3 4 5 6 7 8 9 - 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 RESOLUTION P.C. 84-11 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A FOUR UNIT CONDOMINIUM, CUP LOCATED AT 1079 LOMA DRIVE. WHEREAS, the Planning Commission of Hermosa Beach held a public hearing on 5-1-84 to consider a four unit condominium located at 1079 Loma Drive;and WHEREAS, the Commission finds: (a) That a Final map for this property is recorded with the Los Angeles County Recorder; and (b) That the map is consistent with applicable general and specific plans; and (c) That the site is physically suitable for this type of development; and (d) That the site is physically suitable for the proposed density of development; and (e) That the subdivision or the proposed improvements are not likely to cause substantial environmental damage; and (f) that the subdivision or the type of improvements is not likely to cause serious public health problems; and (g) that the subdivision or the type of improvements will not conflict with easements, acquired by the public at large, for access through or use of, property within the proposed subdivision; and (h) design of the proposed subdivision is compatible and consistent with applicable elements of the City's general plan, and is compatible with the immediate environment. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California, does hereby approve a four unit condominium located at 1079 Loam Drive subject to the following conditions: 1. Project shall meet all construction standards in Chapter 9.5-1 thru 9.5-28 of the Condominium Ordinance. 2. A fire alarm system approved by the Hermosa Beach Fire Department shall be installed in each unit. 3. A complete utility plan shall be submitted and approved by a registered civil engineer procured by the City at applicant's expense; all utilities to be 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 4. 5. 6. 7. 8. 9. 0. 11. underground. All meters, utility service connections, major roof chimneys, pipes or structures shall be integrated with the design of the building and screened architecturally and/or by landscaping. Construction of all public improvements such as curbs, gutters, sidewalks, drains and drives, to be approved by a civil engineer of the applicant's choice, at applicant's expense. A passive solar plan shall be submitted by the architect to staff with such passive solar system alternatives that would be appropriate to this project and incorporated in the approval; a report to be brought back to the Planning Director for review and approval. Storage area, i its entirety or aspects thereof, shall be used exclusively as storage space. That a deed restriction be executed limiting the property to four dwelling units. Applicant must submit a landscaping plan and be approved by the Planning Department -Staff. That parking spaces 115 and II IO be designated as guest spaces, and that garage doors be removed and a r:partition be blaced between spaces 115 and 116 and 119 and II IO. That design specifications, colors and materials to be used be submitted to Building and Safety Department. VOTE: A YES: Com ms. Brown, Shapiro, Smith, Strohecker, Chmn.
