HomeMy WebLinkAboutPC Resolution 84-131 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 ,./ .--27 28 RESOLUTION P.C. 84--13 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A THREE UNIT CONDOMINIUM, CUP AND TENTATIVE PARCEL MAP #16310 LOCATED AT 650 11th STREET. WHEREAS, the Planning Commission of Hermosa Beach held a public hearing on 5-15-8 to consider a three unit condominium and tentative parcel map #16310 located at 650 11th Street; and WHEREAS, the Commission finds: (a) That a tentative parcel map for this property is recorded with the Los Angeles outit Recorder; and (b) That the map is consistent with applicable general and specific plans; and (c) That the site is physically suitable for this type of development; and (d) That the site is physically suitable for the proposed density of development; and (e) That the subdivision or the proposed improvements are not likely to cause substantial environmental damage; and (f) that the subdivision or the type of improvements is not likely to cause serious public health problems; and (g) that the subdivision or the type of improvements will not conflict with easements, acquired by the public at large, for access through or use of, property within the proposed subdivision; and (h) design of the proposed subdivision is compatible and consistent with applicable elements of the City's general plan, and is compatible with the immediate environment. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California, does hereby approve a three unit condominium and tenta­ tive parcel map #163i0 located at 650 11th Street subject to the following con­ ditions: 1. Project shall meet all construction standards in Chapter 9.5-1 thru 9.5-28 of the Condominium Ordinance. 2. A complete utility plan sha!l be submitted and approved by a registered civil engineer procured by the City at applicant's expense; all utilities to be underground. All meters, utility service connections, major roof chimneys, pipes or structures shall be integrated with the design of the building and screened architecturally and/or by landscaping. Construction of all public improvements such as curbs, gutters, sidewalks, drains and drives, to be approved by a civil engineer of the applicant's choice, at applicant's expense. A passive solar plan shall be submitted by the architect to staff with such passive solar system alternatives that would be appropriate to this project and incorporated in the approval; a report to be brought back to the Planning Director for review and approval. Storage area, in its entirety or aspects thereof, shall be used exclusively as storage space. That a deed restriction be executed limiting the property to three dwelling units. The landscaping plan as submitted and approved by Planning Commission shall be implemented. Wings of the driveway approach be entirely within the property lines. That the landscaping or wall on sides of driveway shall not exceed 42". Consider other architectural alternatives to chimney spark arrestor. A final map shall be filed within eighteen (18) months from the date of the tentative map approval or it shall become null and void. VOTE.: A YES_:Chairman Izant, Commissioners Strohecker, Brown, Shapiro and Soulakis.
