RESOLUTION P.C. 84-33
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A FIVE UNIT CONDOMINIUM,
CONDITIONAL USE PERMIT, AND TENTATIVE PARCEL MAP #43848 LOCATED
AT 926 1ST STREET, HERMOSA BEACH.
WHEREAS, the Planning Commission of Hermosa Beach held a
public hearing on 12-4-84 to consider a five unit condominium,
Conditional Use Permit, and tentative map #43848 located at 926
1st Street, Hermosa Beach; and
WHEREAS, the Commission finds:

That the map is consistent with applicable general and
specific plans; and
That the site is physically suitable for this type of
development; and
That the site is physically suitable for the proposed
density of development; and
That the subdivision or the proposed improvements are
not likley to cause substantial environmental damage; ,
and
That the subdivision or type of improvements is not
likely to cause serious public health problems; and
That the subdivision or type of improvements will not
conflict with easements, acquired by the public at
large, for access through or use of property within
the proposed subdivision; and
Design of the proposed subdivision is compatible and
consistent with applicable elements of the City's
General Plan, and is compatible with the immediate
environment.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
of the City of Hermosa Beach California does hereby approve a

five-unit condominium, Conditional Use Permit, and tentative
parcel map #43848 located at 926 1st Street subject to the
following conditions:

Project shall meet all construction standards in Chapter
9.5-1 thru 9.5-28 of the Condominium Ordinance.
A fire alarm system approved by the Hermosa Beach Fire
Department shall be installed in each unit.
A complete utility plan shall be submitted and approved by
a registered civil engineer procured by the City at
applicant's expense; all utilities to be underground.
All meters, utility service connections, major roof
chimneys, pipes, or structures shall be integrated with the
design of the building and screened architecturally and/or
by landscaping.
Construction of all public improvements such as curbs,
gutters, sidewalks, drains, and drives, to be approved by a
civil engineer of the applicant's choice, at applicant's
expense.
A passive solar plan shall be submitted by the architect to
staff with such passive solar alternatives that would be
appropriate to this project and incorporated in the
approval; a report to be brought back to the Planning
Director for review and approval.
Storage area, in its entirety or aspects thereof, shall be
used exclusively as storage space.
That a deed restriction be executed limiting the property
to f i ve dwelling units.
The landscaping plan shall be ~ubmitted to and acc~ptable -:

10. Applicant shall utilize treatment on east facade to mitigat
unrelieved vusual bulk; plans to be accepted by staff.
11. Applicant shall build a solid block wall on the west
side of project.
12. Sufvace waters to be delivered to storm drains in a manner
acepteable by Public Works Department.
13. A final map shall be filed within twenty-four (24) months
from the date of the tentative map approval or it shall
become null and void.

Compton, and Chrrn. Izant.
