A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND A
VESTING TENTATIVE PARCEL MAP #21574 FOR A 3-UNIT ATTACHED
CONDOMINIUM PROJECT AT 631 6TH STREET, DESCRIBED AS LOT 20 AND
PORTION OF LOT 19, DR. DOUGHERTY'S HERMOSA BAY VIEW TRACT,
HERMOSA BEACH
WHEREAS, the Planning Commission held a public hearing on
January 16, 1990, to receive oral and written testimony regarding
an application for a Conditional Use Permit at 631 6th Street and
made the following findings:
A. The map is consistent with applicable general and specific
plans;
B. The site is zoned R-2 and is suitable for the type and
density of the proposed development;
C. The development shall pose no threat to the public safety and
welfare;
D. The subdivision or type of improvements are not likely to
cause serious public health problems;
E. The subdivision or type of improvements will not conflict
with easements, acquired by the public at large, for access
through or use of property within the proposed subdivision;
F. Design of the proposed subdivision is compatible and
cons is tent with applicable elements of the City's General
Plan;
G. The project will conform to all zoning and condominium
criteria and as conditioned will be compatible with adjacent
residential properties;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
of the City of Hermosa Beach, California, does hereby approve
a Cond ition al Use Perm it and Ves ting Tentative Parcel Map
4/21574 for a 3-unit condominium pro ject at 631 6th Street
subject to the following conditions:

1. The proposed development shall be in substantial conformance
with submitted plans, and any modifications shall be
submitted to the Planning Director review and approval.
2. The building height shall not exceed thirty (30) feet from
the finish floor.
3. Each unit shall have at least two hundred (200) cubic feet of
enclosed, weatherproofed, and lockable storage space. Such
space shall be for the sole use of the unit owner. Two of
the storage space dimensions shall be of the minimum of two
(2) feet and three (3) feet in size.
4. The project shall meet all requirements of the Condominium
Ordinance.
a. Covenants, Conditions, and restrictions in compliance with
the Condominium Ordinance shall be submitted to the
Planning Director for review and approval prior to the
issuance of Building Permit.
b. Proof of recordation of approved CC&R shall be submitted
to the Plann ing Director within six (6) months after City
approval of the Final Map.

5. Plans shal 1 provide a minimum front setback of ten ( 10)
feet.
6. There shall be compliance with all requirements of the Public
Works Department and Fire Department.
7. Landscaping plans shal 1 be as indicated as to size, type,
and quantity of plant materials; any change shall be
submitted to the Planning Director for review and approval.
a. An automatic landscape sprinkler system shall be provided,
and shall be shown on plans.
b. The three trees, two (2) avocado and one (1) peach, shall
be preserved, relocated, or replaced with similar size
specimen trees.
8. Architectural treatment shall be as shown on building
elevations and any modification shall require approval by the
Planning Director.
a. Precise height shall be reviewed at the time of Building
Plan Check, and plans shal 1 be submitted to the
satisfaction of the Building Director.
b. Any change in building design shall be approved by the
Planning Director.
9. A final map shall be recorded prior to the issuance of any
building permits unless the Directors of the Planning
Department and the Building Department give prior approval.

10. Any satellite dish and/or similar equipment shall comply with
the requirements of Section 1227 of the Zoning Ordinance.
11. Conduit shall be installed in each unit for cable television.
12. Automatic garage door openers shall be provided.
13. The address of each condominium unit shall be conspicuously
displayed on the front street side of the building with
externally or internally lit numbers.
14. The exterior shall be painted a different color than the
adjacent building at 641 6th Street.
15. Two (2) copies of revised plans including site, elevation,
and floor plans shall be submitted for review and approval by
the Planning Director prior to the issuance of any Building
Permits:
a. The floor plans shall be substantially identical to the
floor plans submitted and approved for the adjacent
project at 641 sixth street.
b. Plans shall clearly indicate that the m1n1mum amount of
enclosed storage space of 200 cubic feet is available to
each unit.
16. An "Acceptance of Conditions" form shall be executed and
submitted to the Planning Department prior to the issuance of
the Building Permits.
17. The Conditional Use Permit shall be null and void one and
one-half years from the date of approval unless Building
Permits have been obtained and approval of the Vesting
Tentative Parcel Map shall become null and void twenty-four
months from the date of approval unless the final map is
finaled. The applicant may apply in writing for an extension
of time to the Planning Commission prior to t he date of
expiration.
