RESOLUTION P.C. 90-6
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND A
TENTATIVE PARCEL MAP l/20620 FOR A 3-UNIT ATTACHED CONDOMINIUM
PROJECT AT 1344 MANHATTAN AVENUE, DESCRIBED AS LOT 4, BLOCK 49,
FIRST ADDITION TO HERMOSA BEACH
WHEREAS, the Planning Commission held a public hearing on
January 16, 1990, to receive oral and written testimony regarding
an application for a Conditional Use Permit at 1344 Manhattan
Avenue and made the following findings:
A. The map is consistent with applicable general and specific
plans;
B. The site is zoned R-3 and is suitable for the type and
density of the proposed development;
C. The development shall pose no threat to the public safety and
welfare;
D. The subdivision or type of improvements are not likely to
cause serious public health problems;
E. The subdivision or type of improvements will not conflict
with easements, acquired by the public at large, for access
through or use of property within the proposed subdivision;
F. Design of the proposed subdivision is compatible and
cons is tent with applicable elements of the City's General
Plan;
G. The project will conform to all zoning and condominium
criteria and as conditioned will be compatible with adjacent
residential properties;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
of the City of Hermosa Beach, California, does hereby approve
a Conditional Use Permit and Tentative Parcel Map #20620 for
a 3-unit condominium project at 1344 6th Street subject to
the following conditions:

1. The proposed development shall be in substantial conformance
with submitted plans, and any modifications shall be
submitted to the Planning Director for review and approval.
2. The building height shall not exceed thirty (35) feet from
the finish floor.
3. Each unit shall have at least two hundred (200) cubic feet of
enclosed, weatherproofed, and lockable storage space. Such
space shall be for the sole use of the unit owner. Two of
the storage space dimensions shall be of the minimum of two
(2) feet and three (3) feet in size.
4. The project shall meet all requirements of the Condominium
Ordinance.
a. Covenants, Conditions, and restrictions in compliance with
the Condominium Ordinance shall be submitted to the
Planning Director for review and approval prior to the
issuance of Building Permits.
b. Proof of recordation of approved CC&R's shall be submitted
to the Planning Director within six (6) months after City
approval of the Final Map.

5. A minimum setback of five (5) feet shall be provided in the
front yard.
6. A minimum side yard setback of five (5) feet shall be
provided on the north side yard where the entrances of the
units are oriented.
7. There shall be compliance with all requirements of the Public
Works Department and Fire Department.
8. Landscaping plans shall be as indicated as to size, type, and
quantity of plant materials; any change shall be submitted
to the Planning Director for review and approval prior to the
issuance of Building Permits.
a. Ari automatic landscape sprinkler system shall be provided,
and shall be shown on plans.
9. Architectural treatment shall be as shown on building
elevations and any modification shall require approval by the
Planning Director.
a. Precise height shall be reviewed at the time of Building
Plan Check, and plans shal 1 be submitted to the
satisfaction of the Building Director.

b. Any change in building design shal 1 be approved by the
Planning Director.
10. The final map shall be recorded prior to the issuance of any
building permits unless the Directors of the Building
Department and the Planning Department give prior approval.
11. Any satellite dish and/or similar equipment shall comply with
the requirements of Section 1227 of the Zoning Ordinance.
12. Conduit shall be installed in each unit for cable television.
13. Automatic roll-up garage door openers shall be provided.
14. The address of each condominium unit shall be conspicuously
displayed on the front street side of the building with
externally or internally lit numbers.
15. Two (2) copies of revised plans including site, elevation,
and floor plans shall be submitted for review and approval by
the Planning Director prior to the issuance of any Building
Permits:
a. Plans shal 1 clearly indicate that the minimum amount of
enclosed storage space of 200 cubic feet is available to
each unit.
16. An "Acceptance of Conditions" form shall be executed and
submitted to the Planning Department prior to the issuance of
the Building Permits.
17. The Conditional Use Permit shall be null and void one and
one-half years from the date of approval unless Building
Permits have been ob t ained and approval of the Tentative
Parcel Map shall become null and void t wenty-four months from
the date of approval unless the final map is finaled. The
applicant may apply in writing for an extension of time to
the Planning Commission prior to the date of expiration.
