HomeMy WebLinkAboutPC Resolution 90-11~ ' ' I 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 RESOLUTION P.C. 90-11 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND A VESTING TENTATIVE PARCEL MAP #21728 FOR A 2-UNIT DETACHED CONDOMINIUM PROJECT AT 914 7TH STREET, DESCRIBED AS LOT 25 WILSON AND LIND'S TRACT WHEREAS, the Planning Commission held a public hearing on February 6, 1990, to receive oral and written testimony regarding an application for a Conditional Use Permit at 914 7th Street and made the following findings: A . The map is cons is tent with applicable general and specific plans; B. The site is zoned R-2B and is suitable for the type and density of the proposed development; C. The development shall pose no threat to the public safety and welfare; D. The subdivision or type of improvements are not 1 ikely to cause serious pOblic health problems; E. The s ubd i vis ion or type of improvements wi 11 not conf I ict with easements, acquired by the public at large, for access through or use of property within the proposed subdivision; F . Design of the proposed subdivision is compatible and cons is tent with applicable elements of the City's General Plan; G. The project will conform to all zoning and condominium criteria and as conditioned will be compatible with adjacent residential properties; NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California, does hereby approve a Conditional Use Permit and Vesting Tentative Parcel Map 1/21728 for a 2-unit condominium project at 914 7th Street subject to the following conditions: -1 - ' ' 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 1. The proposed development shall be in substantial conformance with submitted plans, and any modifications shall be submitted to the Planning Direc tor review and approval. 2. The building height shall not exceed twenty-five (25) feet in height. 3. The project shall meet all requirements of the Condominium Ordinance. a. Covenants, Conditions, and Restrictions in compliance with the Condominium Ordinance shall be submitted to the Planning Director for review and approval prior to the issuance of Building Permits. b. Proof of recordation of approved CC&R sha ll be submitted to the Plann ing Director within six (6) mon t hs after City approval of the Final Map. c. Requirements of Section 7.2-6(g) structural plans and reviewed at Department Plan Check. shall be shown on the time of Building 4. A m1n1mum front yard setback of ten (10) feet shal 1 be provided. 5. There shall be compliance with all requirements of the Public Works Department and Fire Department. 6. Landscaping plans shall be as indicated as to size, type, and quantity of plant materials; any change shall be submitted to the Planning Director for review and approval. a. An automatic landscape sprinkler system shall be provided, and shall be shown on plans. 7. Architectural treatment shall be as shown on building elevations and any modification shall require approval by the Planning Director. a. Precise height shall be reviewed at the time of Building Plan Check, and plans shal 1 be submitted to the satisfaction of the Building Director. b. Any change in building design shall be approved by the Pl~nning Director. 8. A final map shall be recorded p rior to the issuance of any building permits, unless the Directors of the Planning Department and Building Department give prior approval. 9. Any satellite dish and/or similar equipment shall comply with the requirements of Section 1227 of the Zoning Ordinance. 10. Conduit shall be installed in each unit for cable television. 11. The address of each condominium unit shall be conspicuously displayed on the front street side of the building with externally or internally lit numbers. 13. Two (2) copies of revised plans including site, elevation, and floor plans shall be submitted for review and approval by the Planning Director prior to the issuance of any Building Permits: a. Plans shall clearly indicate that the minimum amount of enclosed storage space of 200 cubic feet is available to each unit. b. Plans shall clearly indicate that at least 200 square feet of open space is available on the roof deck for unit B. c. The location for trash receptacle shall be identified on the plans. 14. An "Acceptance of Conditions" form shall be executed and submitted to the Planning Department prior to the issuance of the Building Permits. 15. The Conditional Use Permit shall be null and void one and one-half years from the date of approval unless Building Permits have been obtained and approval of the Vesting Tentative Parcel Map shall become null and void twenty-four months from the date of approval unless the final map is finaled. The applicant may apply in writing for an extension of time to the Planning Commission prior to the date of expiration. WHEREAS, on January 3, 1990, the Planning Commission held a public hearing and made the following Findings: A. The subject document is a policy statement for parks and recreation; B. The document may be used to direct the development of future specific park and recreational projects; NOW, THEREFORE, BE IT RESOLVED the Planning Commission recommends adoption of the subject document as a policy statement for future parks and recreation.
