HomeMy WebLinkAboutPC Resolution 90-151 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 RESOLUTION P.C. 90-15 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A REQUEST FOR AN EXCEPTION FROM SECTION 13-7(B) OF THE ZONING ORDINANCE TO ALLOW AN ADDITION AND REMODEL TO AN EXISTING NONCONFORMING STRUCTURE TO EXCEED 50% OF REPLACEMENT VALUE, AND ALLOWING AN EXCEPTION TO THE POLICY STATEMENT OF P.C. RESOLUTION 88-1 AT 2624 THE STRAND AND LEGALLY DESCRIBED AS LOT 4, BLOCK 27, HERMOSA BEACH TRACT. WHEREAS, the Planning Commission held bearings on March 20 and May 1, 1990, regarding an application an exception, pursuant to Section 13-7(B), to allow more than a 50% addition to a nonconforming structure, and made the following findings: A. The applicant is proposing to remodel and expand an existing single-family structure which results in an addition/remodel equivalent to 57% of the replacement value of the existing structure, and is proposing expanding the available parking spaces from two spaces to three spaces; B. The remodel and expansion are consistent with the intent and goals of Article 13 of the zoning ordinance; C. Since Hermosa Avenue is considered a front yard, pursuant to the pol icy statement in P. C. Resolution 88-1, the second story addition encroaches into the front yard setback, which continues the existing nonconforming front yard setback. However, the second story has been designed to minimize the impact of this encroachment and given the characteristics of the property and the surrounding neighborhood is deserving of an exception to said Planning Commission policy statement; NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California does hereby approve a request for an exception, pursuant to Section 13-7(B) of the zoning ordinance, to allow more than a 50% addition to an existing nonconforming structures at 2624 the Strand, subject to the following condition: -1 - i 2 3 4 5 6 7 8 9 iO 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 1. The proposed development shall be in substantial conformance with submitted plans. Any modifications shall be reviewed and approved by the Planning Director.
