The location of the existing dwelling and the shape and size of the lot give the property owner several options for providing parking or garage spaces in conformance with the 17-foot setback requirement and other zoning requirements; B. There are no exceptional or extraordinary circumstances related to the physical features of the property to justify a variance; C. Granting the variance request would not preserve a substantial property right possessed by other properties of similar size and shape in the vicinity and zone of the property; NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California, does hereby deny a variance for 2150 Circle Drive.
