A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND VESTING
TENTATIVE PARCEL MAP #22156 FOR A 2-UNIT CONDOMINIUM FOR 82Y 15TH
STREET, LEGALLY DESCRIBED AS LOT 5, HEFFNER, FIORINI, ALLEN TRACT
WHEREAS, the Planning Commission held a public hearing on May
15, lYYO to receive oral and written testimony regarding an
application tor a Conditional Use Permit at 82Y 15th Street and
made the tollowing findings:
A. The map is consistent with applicable general and specitic
plans;
B. The site is zoned R-2B and is suitable for the type and
density of the proposed development;
C. The development shall pose no threat to the public safety and
welfare;
D. The subdivision or type of improvements are not likely to
cause serious public health problems;
E. The subdivision or type of improvements will not contlict
with easements, acquired by the public at large, tor access
through or use ot property within the proposed subdivision;
F. Design ot the proposed subdivision is compatible and
cons is tent with applicable elements of the City's General
Plan;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
ot the City ot Hermosa Beach, California, does hereby approve a
Conditional Use Permit and Vesting Tentative Parcel Map 1t22156
for a 2-unit condominium project at 829 15th Street subject to
the tollowing conditions:
1. The proposed development shall be in substantial conformance
with submitted plans, as revised in accordance with the
conditions ot this resolution.
2. The project shal 1 meet al 1 requirements ot the Condominium
Ordinance.

a. Covenants, Conditions, and restrictions in compliance with
the Condominium Ordinance shall be submitted to the
Planning Director for review and approval prior to the
issuance of a Building Permit.
b. Proof of recordation of approved CC&R's shall be submitted
to the Planning Director within six (6) months after City
approval ot the Final Map.
c. Requirements of Section 7.2-6(g)

3. There shall be compliance with all requirements of the Public
Works Department and Fire Department.
4. Three (3) copies of a revised landscaping plan indicating
size, type, and quantity ot plant materials shall be
submitted to the Planning Director for review and approval
prior to the issuance of a Building Permit.
a. Two specimen size trees (36-inch box) shall be provided to
compensate for the elimination ot the two existing mature
trees ot over six (6) inches in diameter (one tree in each
planter), and trees shall be provided in the rear pation
subject to the approval of the Planning Director.
b. An automatic landscape sprinkler system shall be provided,
and shall be shown on plans.
5. Architectural treatment shall be as shown on building
elevations, to be revised and returned to the Planning
Commission tor approval, and any moditication ot said revised
elevations shall require approval by the Planning Director.
a. Revised elevation plans shall clearly identity
architectural elements and materials.
b. Precise height shall be reviewed at the time ot Building
Plan Check, and plans shall be submitted to the
satisfaction of the Building Director.
6. Any satellite dish and/or similar equipment shall comply with
the requirements ot Section 1227 ot the Zoning Ordinance.
7. Conduit shall be installed in each unit for cable television.
8. Automatic garage door openers shall be provided.
9. The address ot each condominium unit shall be conspicuously
displayed on the front street side ot the building with
externally or internally lit numbers.
lU. The Final Map shall be recorded prior to the issuance of
building permits unless the Directors ot the Planning
Department and the Building Department give prior approval.
11. Two (2) copies of revised plans including site, elevation,
and tloor plans shall be submitted tor review and approval by

the Planning Director prior to the issuance of any Building
Permit:
a. A minimum tront yard setback ot lY feet shall be
provided.
b. Plans shall clearly indicate that the m1n1mum amount of
enclosed storage space ot 200 cubic feet is available to
each unit, at least 100 cubic feet ot which is accessible
to the ground level.
12. An "Acceptance of Conditions" form shall be executed and
submitted to the Planning Department prior to the issuance of
the Building Permits.
13. The Conditional Use Permit shall be null and void one and
one-half years. from the date of approval unless Building
Permits have been obtained and approval of tbe Vesting
Tentative Parcel Map shall become null and void twenty-tour
montbs from the date of approval unless the final map is
finaled. The applicant may apply in writing for an extension
of time to the Planning Commission prior to the date of
expiration.
