RESOLUTION P.C. 90-39
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A CERTIFICATE OF COMPLIANCE FOR A
LOT LINE ADJUSTMENT BETWEEN 120 25TH STREET (ASSESSOR'S PARCEL
NO. 4182-011-012) AND 2463 MANHATTAN AVENUE (PARCEL NO.
4182-011-013) LEGALLY DESCRIBED AS LOTS 12 AND 13, BLOCK 29,
FIRST ADDITION TO HERMOSA BEACH TRACT
WHEREAS, the Planning Commission held a hearing on May
15,1990, to consider a lot line adjustment and made the following
findings:

The proposed adjustment improves the existing situation and
the resulting lots conform with the subdivision requirements
of the City of Hermosa Beach;
The lot line adjustment will not be detrimental to
neighboring properties or to the public health, safety, and
welfare;
Pursuant to Section 66412(d) of the State Subdivision Map
Act this action is not subject to the provisions of the Map
Act;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
of the City of Hermosa Beach, California, hereby approves a
Certificate of Compliance for a lot line adjustment subject to
the following condition:

VOTE:
Proof of recordation of the Certificate of Compliance shall
be provided to the City within 120 days of the adoption of
this resolution.
Proof of recordation of a lot merger correcting the
currently recorded lot merger, which merges the separate
substandard parts of each created parcel into one parcel,
shall be provided to the City within 120 days of the
adoption of this resolution.
