RESOLUTION P.C. 90-41
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A REQUEST FOR AN EXCEPTION FROM
SECTION 13-7(B) OF THE ZONING ORDINANCE TO ALLOW AN ADDITION AND
REMODEL TO AN EXISTING NONCONFORMING STRUCTURE TO EXCEED SU% OF
REPLACEMENT VALUE, AT 834 BARD STREET AND LEGALLY DESCRIBED AS
LOT 5, BLOCKS, TRACT 2002.
WHEREAS, the Planning Commission held hearings on May 15,
lYYO, regarding an application an exception, pursuant to Section
13-7 (B), to allow more than a 5070 addition to a nonconforming
structure, and made the following findings:
A. The applicant is proposing to remodel and expand an existing
duplex which results in an addition/remodel equivalent to 18%
ot the replacement value ot the existing structure;
B. The remodel and expansion are consistent with the intent and
goals ot Article 13 of the zoning ordinance;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
ot the City ot Hermosa Beach, California does hereby approve a
request for an exception, pursuant to Section 13-7 (B) ot the
zoning ordinance, to allow more than a 50% addition to an
existing noncontorming structures at 834 Bard Street subject to
the tollowing condition:
1. The proposed development shall be in substantial conformance
with submitted plans. Any modifications shall be reviewed
and approved by the Planning Director.
2. A deed restriction 1 imi ting the use ot the property to two
dwelling units shall be recorded with the deed and proot ot
recordation shall be provided to the Planning Department.
