RESOLUTION P.C. 90-51
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND A
VESTING TENTATIVE PARCEL MAP #22256 FOR A 2-UNIT CONDOMINIUM AT
610 11th STREET, LEGALLY DESCRIBED AS THE EASTERLY 38 FEET OF THE
REMAINING PORTION OF LOT 3 BLOCK 78 OF THE SECOND ADDITION TO
HERMOSA BEACH TRACT
WHEREAS, the Planning Commission held a public hearing on
July 3, 1990 to receive oral and written testimony regarding an
application for a Conditional Use Permit at 610 11th Street and
made the following·findings:
A. The map is consistent with applicable general and specific
plans;
B. The site is zoned R-2 and is suitable for the type and
density of the proposed development;
C. The development shall pose no threat to the public safety and
welfare;
D. The subdivision or type of improvements are not likely to
cause serious public health problems;
E. The subdivision or type of improvements will not conflict
with easements, acquired by the public at large, for access
through or use of property within the proposed subdivision;
F. Design of the proposed subdivision is compatible and
cons is tent with applicable elements of the City's General
Plan;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of
the City of Hermosa Beach, California, does hereby approve a
Conditional Use Permit and Vesting Tentative Parcel Map 1/22256
for a 2-uni t condominium project at 610 11th Street subject to
the following conditions:
1. The proposed development shall be in substantial conformance
with submitted plans. Any minor modification shall be
reviewed and approved by the Planning Director.

2. A m1n1mum front yard setback of 7.5 feet shall be provided,
and the proposed archectural step-backs shall be maintained.
3. The project shall meet al 1 requirements of the Condominium
Ordinance.
a. Covenants, Conditions, and restrictions in compliance with
the Condominium Ordinance shall be submitted to the
Planning Director for review and approval prior to the
issuance of Building Permit.
b. Proof of recordation of approved CC&R's shall be submitted
to the Planning Director within six (6) months after City
approval of the Final Map.

4. There shall be compliance with all requirements of the Public
Works Department and Fire Department.
5. Three (3) copies of a revised landscaping plan indicating
size, type, and quantity of plant materials shall be
submitted to the Planning Director for review and approval
prior to the issuance of Building Permit.
a. The existing mature tree located in the rear yard along
the easterly property line shall be identified and it
shall either be preserved, relocated on site, or
compensated by the planting of a specimen size tree
(minium 24" box).
b. An automatic landscape sprinkler system shall be provided,
and shall be shown on plans.
6. Architectural treatment shall be as shown on building
elevations and any modification shall require approval by the
Planning Director.
a. Precise height shall be reviewed at the time of Building
Plan Check, and plans shall be submitted to the
satisfaction of the Building Director.
7. Any satellite dish and/or similar equipment shall comply with
the requirements of Section 1227 of the Zoning Ordinance.
8. Conduit shall be installed in each unit for cable television.
9. Automatic garage door openers shall be provided.
10. The address of each condominium unit shall be conspicuously
displayed on the front street side of the building with
externally or internally lit numbers and the method for
illumination shall be shown on the plans.
11. The Final Map shall be recorded prior to the issuance of
building permits unless the Directors of the Planning
Department and the Building Department give prior approval.

12. Two (2) copies of revised plans including site, elevation,
and floor plans shall be submitted for review and approval by
the Planning Director prior to the issuance of any Building
Permit:
a. Plans shal 1 depict a minimum front yard setback of 7. 5
feet without changing architectural step-backs depicted on
the submitted plans.
13. An "Acceptance of Conditions" form shall be executed and
submitted to the Planning Department prior to the issuance of
the Building Permits.
14. The Conditional Use Permit shall be null and void one and
one-half years from the date of approval unless Building
Permits have _been obtained and approval of the Vesting
Tentative Parcel Map shall become null and void twenty-four
months from the date of approval unless the final map is
finaled. The applicant may apply in writing for an extension
of time to the Planning Commission prior to the date of
expiration.
