A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT TO ALLOW
THE REMODEL AND ADDITION TO A UNIT WITHIN A 4-UNIT CONDOMINIUM
APPROVED AT 44 7TH STREET
WHEREAS, the Planning Commission held a public hearing on
September 18, 1990 to receive oral and written testimony
regarding an application for a Conditional Use Permit at 44 7th
Street and made the following findings:
A. The applicant is proposing to enclose an existing balcony to
add 154 square feet to the master bedroom, and to add a roof
deck;
B. The balcony to be enclosed is covered, and therefore the
closure will not result in the loss of any open space;
C. The site is zoned R-3 and is suitable for the type and
density of the proposed remodel and addition;
D. The development shall pose no threat to the public safety and
welfare;
E. Design of the proposed remodel and addition is compatible and
consistent with with the condominium project;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of
the City of Hermosa Beach, California, does hereby approve a
Conditional Use Permit for the remodel and addition to a
condominium project at 44 Seventh Street subject to the following
conditions:
1. The proposed development shall be in substantial conformance
with submitted plans. Any minor modification shall be
reviewed and approved by the Planning Director.
2. The proposed addition shall be consistent with the rest of
the building in terms of architectural appearance and
exterior materials.
3. A second means of egress, in accordance with the requirements
of the Building Code, shall be provided to the proposed roof

deck. Revised plans to meet this requirement shall be
reviewed and approved by the Building Director.
2 4. The project shall meet all requirements of the Condominium
Ordinance.

5. There shall be compliance with all requirements of the Public
4 Works Department and Fire Department.
5 6. Architectural treatment shall be as shown on building
elevations and any modification shall require approval by the
6 Planning Director.
7 7. This resolution of approval does not release the owner from
responsibility for obtaining a signed approval from the
8 condominium homeowners association; a copy of the homeowners
association written approval shall be submitted to the
9 Building Department prior to obtaining Building Permits.
10 8. An "Acceptance of Conditions" form shall be executed and
submitted to the Planning Department prior to the issuance of
11 the Building Permits.
12 9. The Conditional Use Permit shall be null and void two years
from the date of approval unless Building Permits have been
13 obtained. The applicant may apply in writing for an
extension of time to the Planning CoDDDission prior to the
14 date of expiration.
