HomeMy WebLinkAboutPC Resolution 90-822 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 RESOLUTION P.C. 90-82 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND TENTATIVE PARCEL MAP #22342 FOR A 2-UNIT CONDOMINIUM AT 655 SIXTH STREET, LEGALLY DESCRIBED AS LOT 17, DR. DOUGHERTY'S HERMOSA BAY VIEW TRACT WHEREAS, the Planning Commission held a public hearing on October 2, 1990 to receive oral and written testimony regarding an application for a Conditional Use Permit at 655 Sixth Street and made the following findings: A. The map is consistent with applicable general and specific plans; B. The site is zoned R-2 and is suitable for the type and density of the proposed development; C. The development shall pose no threat to the public safety and welfare; D. The subdivision or type of improvements are not likely to cause serious public health problems; E. The subdivision or type of improvements will not conflict with easements, acquired by the public at large, for access through or use of property within the proposed subdivision; F. Design of the proposed subdivision is compatible and cons is tent with applicable elements of the City's General Plan; NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California, does hereby approve a Conditional Use Permit and Tentative Parcel Map #22342 for a 2-unit condominium project at 655 Sixth Street subject to the following conditions: 1. The proposed development shall be in substantial conformance with submitted plans. Any minor modification shall be reviewed and approved by the Planning Director. -1 - 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 2. A m1n1mum front yard setback of ten (10) feet shal 1 be provided along the Sixth Street frontage. 3. The project shall meet all requirements of the Condominium Ordinance. a. Covenants, Conditions, and restrictions in compliance with the Condominium Ordinance shall be submitted to the Planning Director for review and approval prior to the issuance of Building Permits. b. Proof of recordation of approved CC&R's shall be submitted to the Planning Director within six (6) months after City approval of the Final Map. c. Requirements of Section 7.2-6(g) structural plans and reviewed at Department Plan Check. shall be shown on the time of Building 4. There shall be compliance with all requirements of the Public Works Department and Fire Department. 5. Three (3) copies of a landscaping plan indicating size, type, and quantity of plant materials shall be submitted to the Planning Director for review and approval prior to the issuance of Building Permits. a. An automatic landscape sprinkler system shall be provided, and shall be shown on plans. 6. Architectural treatment shall be as shown on building elevations and any modification shall require approval by the Planning Director. a. Precise height shall be reviewed at the time of Building Plan Check, and plans shall be submitted to the satisfaction of the Building Director. 7. Any satellite dish and/or similar equipment shall comply with the requirements of Section 1227 of the Zoning Ordinance. 8. Conduit shall be installed in each unit for cable television. 9. Automatic garage door openers shall be provided. 10. The address of each condominium unit shall be conspicuously displayed on the front street side of the building with externally or internally 1 it numbers and the method for illumination shall be shown on the plans. 11. The Final Map shall be recorded prior to the issuance of building permits unless the Directors of the Planning Department and the Building Department give prior approval. 12. Two (2) copies of revised plans including site, elevation, and floor plans shall be submitted for review and approval by -2 - 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 the Planning Director prior to the issuance of any Building Permit. 13. An "Acceptance of Conditions" form shall be executed and submitted to the Planning Department prior to the issuance of the Building Permits. 14. The Conditional Use Permit shall be null and void two years from the date of approval unless Building Permits have been obtained and approval of the Tentative Parcel Map shall become null and void twenty-four months from the date of approval unless the final map is finaled. The applicant may apply in writing for an extension of time to the Planning Commission prior to the date of expiration.
