RESOLUTION P.C. 90-87
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A REQUEST FOR AN EXCEPTION FROM
SECTION 13-7(B) OF THE ZONING ORDINANCE TO ALLOW AN ADDITION TO
AN EXISTING NONCONFORMING STRUCTURE TO EXCEED 50% OF REPLACEMENT
VALUE, AT 1148 SECOND STREET AND LEGALLY DESCRIBED AS LOT 92,
TRACT 733.
WHEREAS, the Planning Commission held a hearing on October
16, 1990, regarding an application an exception, pursuant to
Section 13-7(B), to allow more than a 50% addition to a
nonconforming structure, and made the following findings:
A. The applicant is proposing to remodel an existing
single-family dwelling which results in an addition/remodel
equivalent to 64% of the replacement value of the existing
structure;
B. The remodel and expansion are consistent with the intent and
goals of Article 13 of the zoning ordinance;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
of the City of Hermosa Beach, California does hereby approve a
request for an exception, pursuant to Sect ion 13-7 (B) of the
zoning ordinance, to allow more than a 50% addition to an
existing nonconforming structure at 1148 Second St reet subject to
the following condition:
1. The proposed development shall be in substantial conformance
with submitted plans. Any modifications shall be reviewed
and approved by the Planning Director.
2. The existing garage shall be expanded to provide a minimum
width of 17-feet, interior clearance. Said expansion shall
be indicated on revised plans.
3. The project shall comply with the provisions of Article 13 of
the zoning ordinance.
