HomeMy WebLinkAboutRES-92-5519 (TPM/NW CORNER PROSPECT/REYNOLDS)RESOLUTION 92- 5519 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF HERMOSA BEACH, 1 CALIFORNIA, TO OVERTURN THE DECISION OF THE PLANNING COMMISSION AND THEREBY APPROVE VESTING TENTATIVE PARCEL MAP NO. 23246 FOR 2 THE DIVISION OF TWO EXISTING LOTS INTO THREE LOTS AT THE NORTHWEST CORNER OF PROSPECT AVENUE AND REYNOLDS LANE AND LEGALLY 3 DESCRIBED AS LOTS 41 AND 42 AND THE EASTERLY 7' OF LOT 43 HERMOSA HEIGHTS TRACT 4 WHEREAS, the City Council held a public hearing on February 5 11, 1992, to receive oral and written testimony regarding an 6 appeal of the Planning Commission decision to deny a request to 7 subdivide said property into 3 lots and made the following 8 findings: 9 10 A. The three proposed lots will exceed 40 feet in width and 11 exceed 4,000 square feet; 12 B. The newly created lot will front on a public street in 13 Redondo Beach; 14 C. The proposed subdivision will not be detrimental to 15 surrounding lot patterns or property values; 16 D. The size of the lots is not smaller than the prevailing lot 17 size in the area; 18 E. The granting of the lot division will result in the creation 19 of lots that would be of a size and configuration which would 20 be applicable to the standards of development in the R-1 21 zone; 22 F. The subdivision is consistent with the City of Hermosa Beach 23 General Plan; 24 G. The requirements of the Public Works Department as contained in the attached memorandum dated November 19, 1991, shall be met prior to approval of the final map. All required improvements shall be completed prior to the approval of the final map, or, alternatively, the applicant may provide surety in an amount determined by the Director of the Public Works Department to cover the cost of the improvements, to guarantee the completion of said improvements, in a form satisfactory to the City Attorney. 3. The requirements of the Fire Department, as contained in the the attached letter dated November 20, 1991 shall be met prior to the approval of the final map. The new fire hydrant is to paid for by the applicant and installed prior to approval of the final map, or, alternatively, the subdivider may provide surety in an amount determined by the Fire Department to cover the cost of the installation, in a form satisfactory to the City Attorney. 4. Improvements as required by the City of Redondo Beach shall be completed prior to approval of the final map. a. The applicant shall provide curb and gutter improvements for the 179 feet (street frontage) along Reynolds Lane, and a (west to east) cross gutter shall be provided to allow drainage across Reynolds Lane to Van Horne Lane, subject to City of Redondo Beach Engineering Department approval. 5. Approval of the Vesting Tentative Parcel Map shall become null and void twenty-four months from the date of approval unless the final map is recorded. The applicant may apply in writing to the Planning Commission for and extension of time prior to the date of expiration.
