P.C. RESOLUTION 96-42
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A GREATER THAN 50% EXPANSION AND
REMODEL TO AN EXISTING SINGLE-FAMILY DWELLING WHILE
MAINTAINING NONCONFORMING FRONT YARDS AND SIDE YARD SETBACKS
AT 2515 HERMOSA A VENUE AND LEGALLY DESCRIBED AS LOT 3, AND
SOUTHERLY 25 FEET OF LOT 4, HERMOSA BEACH TRACT
WHEREAS, the Planning Commission held a public hearing on October 29, 1996, to
receive oral and written testimony regarding a request for a greater than 50% expansion and
remodel to existing nonconforming single family dwelling, pursuant to Section 17.52.030-B(2) of
the Zoning Ordinance and made the following findings:
11 A The applicant is proposing a 355 square foot expansion and to an existing single-family

dwelling to supplement a 1993 project, resulting in an aggregate increase of valuation of 86%
while maintaining nonconforming front and side yard setbacks, and nonconforming garage
setback and guest parking.
B. The existing nonconformities to be maintained is not significant or unusual in regards to
compatibility with neighboring properties;
C. The scale of the proposed expansion is reasonable, and is consistent with planning and zoning
requirements for the R-1 zone and does not warrant requiring the current nonconforming side
and front yards to be brought into conformance;
D. Approval of the expansion/remodel is consistent with the intent and goals of Chapter 17.52 of
the Zoning Ordinance;
E. The project is Categorically Exempt from the requirements of the California Environmental
Quality Act, pursuant to CEQA guidelines, Section 15301 e(2) with the finding that the
project is in an area with available services and not in an environmentally sensitive area.

NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the
City of Hermosa Beach, California does hereby approve a greater than 50%
expansion.

VOTE:
The project shall be consistent with submitted plans. Modifications to the plan which do
not involve any further expansion shall be reviewed and may be approved by the
Community Development Director.
Building permits shall be issued only after recordation of the approved Lot Line
Adjustment to widen the subject l9t from 45 to 55 feet.
Precise height shall be reviewed at the time of plan check for building permits .
This approval shall be null and void one year from the date of approval unless Building
Permits have been obtained . The applicant may apply in writing for an extension of time
to the Planning Commission prior to the date of expiration.
