A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A GREATER THAN 50% EXPANSION AND
REMODEL TO AN EXISTING NONCONFORMING SINGLE-FAMILY DWELLING AT
1531 PROSPECT A VENUE
WHEREAS, the Planning Commission held a hearing on May 21, 1996, to consider a
request for a greater than 50% expansion and remodel to existing nonconforming single family
dwelling, pursuant to Section 13-2(b) of the zoning ordinance and to receive oral and written
testimony and made the following findings :
A The applicant is proposing a 1318 square foot expansion and interior remodeling to an existing
single-family dwelling resulting in an increase of valuation of96%. The dwelling is
nonconforming to front yard setback requirements.
B. The existing nonconformities to be maintained are not significant or unusual in regards to
compatibility with neighboring properties;
C. The scale of the proposed expansion is reasonable, and is consistent with planning and zoning
requirements for the R-1 zone and does not warrant requiring the current nonconforming front
yard to be brought into conformance;
D. Approval of the expansion/remodel is consistent with the intent and goals of Article 13 of the
zoning ordinance;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of
Hermosa Beach, California does hereby approve a greater than 50% expansion/remodel,
subject to the following conditions of approval:
I . The project shall be consistent with submitted plans and shall not exceed an
expansion/remodel as depicted on the plans. Modifications to the plan which do not
involve any further expansion shall be reviewed and may be approved by the Community
Development Director.

VOTE:
Final building plans shall be reviewed and approved by the Community Development
Director for consistency with submitted plans reviewed by the Planning Commission prior
to the issuance of building permits .
The project shall comply with all requirements of the Building Division of the Community
Development Department
Precise height shall be reviewed at the time of plan check for building permits.
The approval of this expansion/remodel pursuant to Section 13-2(B) of the zoning
ordinance shall be null and void one year from the date of the approval unless building
permits have been obtained. The applicant may apply in writing for an extension to the
Planning Commission prior to the date of expiration.
