RESOLUTION 96-26 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING CONDITIONAL USE PERMIT, AND PRECISE DEVELOPMENT PLAN, FOR A TWO-UNIT CONDOMINIDM PROJECT, AND VESTING PARCEL MAP 24521 AT 1069 7TH ST. AND 1048 8TH ST., LEGALLY DESCRIBED AS LOT 3 THE GLORIETTA VILLA TRACT. WHEREAS, the Planning Commission held a public hearing on June 18, 1996, to consider a proposed two-unit condominium project and to receive oral and written testimony and made the following findings: 9 A The site is zoned R-2B and is physically suitable for the type and density of proposed 10 11 12 development; B. The project will conform to all zoning and condominium criteria and will be compatible 13 with neighboring residential properties; 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 29 C. The subject project is Categorically Exempt under Section 15303, Class 3(b) of the California Environmental Quality Act Guidelines . NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California does hereby approve a Conditional Use Permit, Precise Development Plan, and Vesting Tentative Parcel Map 24521 subject to the following conditions of approval: 1. 2. The development and continued use oftbe property shall be in conformance with submitted plans, and the following conditions : (Any minor modification shall be reviewed and may be approved by the Community Development Director.) a) b) The downstairs bathrooms shall be a maximum of3/4 baths, and the wet-bar shall be prohibited Trash storage area shall be located in the garage for each unit. Proof of recordation of approved CC & R's shall be submitted to the Community Development Director six (6) months after recordation of the Final Map Requirements of Section 7.2-6(G) shall be shown on structural plans and reviewed at the time of Building Division plan check There shall be compliance with all requirements of the Public Works Department and Fire Department. Landscaping shall be in substantial compliance with the submitted landscape plan modified in accordance with the following: a) An automatic landscape sprinkler system shall be provided. b) 36" box evergreen pears shall be planted as shown on plans and shall be trimmed annually to maintain a dome shaped form. Precise building height shall be reviewed at the time of plan check, to the satisfaction of the Community Development Director . a) Revised elevations shall be provided identifying precisely all architectural treatment. b) Any satellite dish antennas and/or similar equipment shall comply with the requirements of Section 1227 of the Zoning Ordinance. Conduit shall be installed in each unit for cable television. The address of each condominium unit shall be conspicuously displayed on the front street side of the building with externally or internally lit numbers and the method for illumination shall be shown on plans. Roll-up automatic garage doors shall be installed on the garages Two copies of final construction plans, including site, elevation and floor plans, which are consistent with the conditions of approval of this conditional uise permit, shall be reviewed and approved by the Planning Division for consistency with Planning Commission Resolution and approved plans prior to the issuance of building permits. An acceptance of conditions fonn shall be executed by the current property owner and submitted to the Planning Division prior to the issuance of building permits. The Conditional Use Permits, Precise Development Plans, shall be null and void eighteen months from the date of approval unless building permits have been obtained, and the Vesting Tentative Parcel Map shall become null and void 2 years from the date of approval unless the map is finaled and the project implemented.
