P.C. RESOLUTION 96-15
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING CONDITIONAL USE PERMIT, AND PRECISE
DEVELOPMENT PLAN, FOR A TWO-UNIT CONDOMINIUM PROJECT, AND
VESTING PARCEL MAP 24451 AT 1007 17TH ST. AND LEGALLY DESCRIBED AS
LOT 8 THE J.M. FLOORES TRACT.
WHEREAS, the Planning Commission held a public hearing on March 19, 1996, to
consider a proposed two-unit condominium project and to receive oral and written testimony and
made the following findings::
A The site is zoned R-2 and is physically suitable for the type and density of proposed
development;
B. The project will conform to all zoning and condominium criteria and will be compatible
13 with neighboring residential properties;

NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of
Hermosa Beach, California does hereby approve Conditional Use Permit, Precise
Development Plans, and Vesting Tentative Parcel Map 24451 subject to the following
conditions of approval:

The development and continued use of the property shall be in conformance with submitted
plans, and the following conditions: (Any minor modification shall be reviewed and may be
approved by the Community Development Director.)

a) The downstairs bathrooms shall be a maximum of 1/2 baths
b) The front driveway shall be stamped concrete.
c) Trash enclosure shall be relocated to within Units A and B garages ..
d) The northeast portion of the property where the trash enclosure was
originally proposed shall be a landscaped open space area, and the guest parking space
shall be grasscrete.
The project shall meet all requirements of the Condominium Ordinance.
a) Covenants, Conditions, and Restrictions in compliance with the Condominium
Ordinance shall be submitted to the Community Development Department for review
and approval prior to the issuance of building permits.
b) Proof of recordation of approved CC & R's shall be submitted to the Community
Development Director six (6) months after recordation of the Final Map

c) Requirements of Section 7.2-6(G) shall be shown on structural plans and review at the
time of Building Division plan check
There shall be compliance with all requirements of the Public Works Department and Fire
Department. •
Landscaping shall be in substantial compliance with the submitted landscape plan modified
in accordance with the following :
a) An automatic landscape sprinkler system shall be provided.
b) Additional landscaping in the front setback shall be provided.
c) Trees as shown shall be a minimum of36 inch box size.
Architectural treatment shall be as shown on building elevations. Any modification shall
require approval by the Community Development Director.
a) Precise building height shall be reviewed at the time of plan check, to the satisfaction of
the Community Development Director .
b) Revised elevations shall be provided identifying precisely all architectural treatment.
Any satellite dish antennas and/or similar equipment shall comply with the requirements of
Section 1227 of the Zoning Ordinance.
Conduit shall be installed in each unit for cable television.
The address of each condominium unit shall be conspicuously displayed on the front street
side of the building with externally or internally lit numbers and the method for illumination
shall be shown on plans.
Roll-up Automatic garage doors shall be installed on all garage door openings.
A covenant with the city a party thereto shall be submitted for review, approval , and
recordation with each deed for permanent mutual access and maintenance of the shared
driveway with the easterly adjacent property owner.
Two copies of final construction plans, including site, elevation and floor plans, which are
consistent with the conditions of approval of this conditional use permit, shall be reviewed
and approved by the Planning Division for consistency with Planning Commission
Resolution and approved plans prior to the issuance of building permits.
An acceptance of conditions form shall be executed by the current property owner and
submitted to the Planning Division prior to the issuance of building permits .
The Conditional Use Permits, Precise Development Plans , shall be null and void eighteen
months from the date of approval unless building permits have been obtained, and the
Vesting Tentative Parcel Map shall become null and void September 19, 1996 unless the
map is finaled and the project implemented . The applicant may apply in writing for an
extension oftime to the Planning Commission prior to the dates of expiration.
