RESOLUTION 96-7 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, TO RECOMMEND APPROVAL OF A ZONE CHANGE FROM M-1 (LIGHT MANUFACTURING) TO R-2 (TWO-FAMILY RESIDENTIAL) AND ADOPTION OF AN ENVIRONMENTAL NEGATIVE DECLARATION FOR THE PROPERTY LOCATED AT 330 AND 342 ARDMORE A VENUE (THE SE CORNER OF ARDMORE A VENUE AND FOURTH STREET) AND INCLUDING 615 THIRD STREET, LEGALLY DESCRIBED AS LOTS 41, 42, AND 43 WALTER RANSOM CO'S VENABLE PLACE TRACT 7 WHEREAS, the Planning Commission held a public hearing on January 16, 1996, to receive oral a and written testimony regarding an application for the subject Zone Change and made the 9 following findings: 10 A. 11 12 B. 13 14 C. The subject zone change will make the zoning consistent with the General Plan designation of Medium Density Residential . The subject properties are appropriate for residential use as it is surrounded by primarily residential uses and located in an area which is predominantly residential in character. The Planning Commission concurs with the Staff Environmental Review Committee's recommendation, based on their environmental assessment/initial study, that this project will result in a less than significant impact on the environment, and therefore qualifies for a Negative Declaration 15 16 17 18 19 20 21 22 23 NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California does hereby recommend approval of the requested Zone Change for the properties described above.
