P.C. RESOLUTION 97-64
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
HERMOSA BEACH, CALIFORNIA, APPROVING A PRECISE
DEVELOPMENT PLAN AND A NEGATIVE DECLARATION AT 1602
PROSPECT A VE., LEGALLY DESCRIBED AS A PORTION OF LOTS 4
AND 5 OF BLOCK 88 2ND ADDITION TO HERMOSA BEACH
WHEREAS, the Planning Commission held a public hearing on October 21, 1997, to
receive oral and written testimony regarding this matter and made the following
findings:
A. The applicant is requesting the Precise Development Plan and to allow the
construction of a chloramination facility in conjunction with an existing water
supply system;
B. The site is zoned 0-S, Open Space and is suitable for the proposed use;
C. The use as proposed is compatible with surrounding residential uses;
D. The imposition of conditions as required by this resolution will mitigate any
negative impacts on nearby residential properties;
E. As designed, the project will not pose any significant hazards related to the
delivery, storage, and use of the chemicals in the manner proposed, and it will be in
full compliance with Fire Safety Codes, therefore a Negative Declaration is
approved.
NOW, THEREFORE, BE IT RESOLVED THAT THE PLANNING
COMMISSION OF THE CITY OF HERMOSA BEACH DOES HEREBY
APPROVE A PRECISE DEVELOPMENT PLAN TO ALLOW THE
CONSTRUCTION OF A CHLORAMINATION FACILITY SUBJECT TO
THE FOLLOWING CONDITIONS:
1. The project shall be substantially consistent with submitted plans.
Modifications to the plan shall require review and may be approved by the
Community Development Director.
a. The trees that have been removed along Harper Ave. shall be
replaced with trees/plant materials to the satisfaction of the Community
Development Director; landscape plan shall be submitted, and
landscaping installed prior to building permit final.
2. The subject property and proposed development shall be developed, maintained
and operated in full compliance with the conditions of this grant and any law,

statute, ordinance or other regulation applicable to any development or activity on
the subject property. Failure of the permittee to cease any development or activity
not in full compliance shall be a violation of this permit.
This permit shall expire one year from the date of approval unless development
has commenced, or a written request for an extension has been submitted to the
Planning Commission for approval prior to the expiration date.
