P.C. RESOLUTION 97-35
A RESOLUTION OF THE PLANNING COMl\USSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A GREATER THAN 50% EXPANSION AND
REMODEL TO AN EXISTING SINGLE FAMJLY DWELLING WHILE MAINTAINING
NONCONFORMING SIDE YARD SETBACKS AT 830 FOURTEENTH STREET AND
LEGALLY DESCRIBED AS LOT 4, BLOCK 2, KNOB HILL TRACT
WHEREAS, the Planning Commission held a public hearing on May 20, 1997, to receive
oral and written testimony regarding a request for a greater than 50% expansion and remodel to
existing nonconforming single family dwelling, pursuant to Chapter 17.52 of the Zoning
Ordinance and made the following findings:
A The applicant is proposing a 1080 square foot expansion to an existing single family dwelling,
resulting in an aggregate increase of valuation of99.6% while maintaining nonconforming
side yard setbacks .
B. The existing nonconformities to be maintained is not significant or unusual in regards to
compatibility with neighboring properties;
C. The scale of the proposed expansion is reasonable, and is consistent with planning and zoning
requirements for the R-2 zone and does not warrant requiring the current nonconforming side
yards to be brought into conformance;
D. Approval of the expansion/remodel is consistent with the intent and goals of Chapter 17.52 of
the Zoning Ordinance;
E. The project is Categorically Exempt from the requirements of the California Environmental
Quality Act, pursuant to CEQA guidelines, Section 15301 e(2) with the finding that the
project is in an area with available services and not in an environmentally sensitive area.

NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the
City of Hermosa Beach, California does hereby approve a greater than 50%
expansion.

VOTE :
The project shall be consistent with submitted plans. Modifications to the plan which do
not involve any further expansion shall be reviewed and may be approved by the
Community Development Director.
a. Plans shall be revised to show the following:
1. All dimensions on site plans, and floor plans
2. Label all rooms, e.g. kitchen, closet, etc., on the floor plans .
3. Differentiate between new walls, walls to remain, and walls to be removed.
4. Indicate the required open space area and the proposed two-car parking area on
the site plan.
5. Show roof lines on Floor plans.
6. Provide project tabulation, i.e. parking, open space, lot coverage, maximum
height, existing floor area square footage, and total additional square footage.
7. Indicate survey grades on the site plan, and maximum ~d actual height on
elevations.
Precise height shall be reviewed at the time of plan check for building permits.
The garage door at the rear of the existing garage shall be a full two-car width (16 feet)
for accessing the proposed new parking pad.
This approval shall be null and void one year from the date of approval unless Building
Permits have been obtained. The applicant may apply in writing for an extension -of time
to the Planning Commission prior to the date of expiration.
