P.C. RESOLUTION 97-36
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A GREATER THAN 50% EXPANSION AND
REMODEL TO AN EXISTING SINGLE FAMILY DWELLING WHILE MAINTAINING
A NONCONFORMING SIDE YARD AT 260 29TH STREET, AND LEGALLY
DESCRIBED AS LOT 20, BLOCK 114, SHAKESPEARE TRACT
WHEREAS, the Planning Commission held a hearing on May 20, 1997, to consider a
request for a greater than 50% expansion and remodel to existing nonconforming single family
dwelling, pursuant to Chapter 17.52 of the Zoning Ordinance and to receive oral and written
testimony and made the following findings:
A. The applicant is proposing the addition of a roof-deck, and powder room to an existing single
family dwelling, resulting in an aggregate increase of valuation of 54% when combined with
an expansion/remodel completed in 1993, while maintaining a nonconforming side yard.
B. The existing nonconformity to be maintained is not significant or unusual in regards to
compatibility with neighboring properties;
C. The scale of the proposed expansion is reasonable, and is consistent with planning and zoning
requirements for the R-2 zone and does not warrant requiring the current nonconforming side
yard to be brought into conformance;

Approval of the expansion/remodel is consistent with the intent and goals of Chapter 17.52 of
the Zoning Ordinance;
The project is Categorically Exempt from the requirements of the California Environmental
Quality Act, pursuant to CEQA guidelines, Section 15301 e(2) with the finding that the
project is in an area with available services and not in an environmentally sensitive area.

NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the
City of Hermosa Beach, California does hereby approve a greater than 50%
expansion.
SECTION I Specific Conditions of Approval

The project shall be consistent with submitted plans. Modifications to the plan which do
not involve any further expansion shall be reviewed and may be approved by the
Community Development Director .
Precise height shall be reviewed at the time of plan check for building permits .
This approval shall be null and void one year from the date of approval unless Building
Permits have been obtained . The applicant may apply in writing for an extension of time
to the Planning Commission prior to the date of expiration.
