HomeMy WebLinkAboutPC Resolution 85-27 - (210 Pacific Coast Hwy)1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 2 21 22 23 24 25 26 27 28 RESOLUTION P.C. 85-27 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA AMENDING THE PRECISE PLAN FOR 210 PACIFIC COAST HIGHWAY AND INCLUDING 821 SECOND STREET, HERMOSA BEACH. WHEREAS, the Planning Commission of the City of Hermosa Beach reviewed this matter on October 1, 1985; WHEREAS, the •original Precise Plan was approved in conjunc- tion with a zone change of a portion of the subject property; WHEREAS, the applicant at the time of the zone change indi- cated that he intended to construct a building addition in the future; WHEREAS, the Planning Commission finds that the addition will be beneficial to adjacent property by reducing noise, odor and dust which now emanates from the subject property; NOW, THEIZEFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach does hereby approve an amendment to the Precise Plan subject to the following revised conditions: 1. The Covenant prohibiting the separation, sale and/or lease of individual lots which constitute the overall subject property as shown on submitted .plans shall be recorded prior to the issuance of Building Permits. 2. Decorative type block, reviewed and approved by the Planning Director, shall be used for the fencing (as shown on submit- ted plans) along easterly and southerly property lines. 3. Two (2) parking spaces shall be removed adjacent to the roof cover to provide better access to the parking. 4. Review and approval by the Planning Commission prior to development of the northerly most lot shall be required. 8. The existing dwelling shall be removed within 365 days, un- less a written request for an extension is approved by the Planning Commission; a Covenant with the City, a party. thereto, shall be provided requiring removal of the existing dwelling. 9. The precise plan shall terminate and be subject to all condi- tions applicable to a C-3 zone upon request for a change form the current use as a body and fender shop to another use al- lowed within the C-3 zone.
