A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, TO RECOMMEND APPROVAL OF A GENERAL PLAN
AMENDMENT FROM GENERAL COMMERCIAL TO MEDIUM DENSITY
RESIDENTIAL AND A ZONE CHANGE FROM C-2, DOWNTOWN COMMERCIAL
TO R-2 (TWO-FAMILY RESIDENTIAL) AND ADOPTION OF AN ENVIRONMENTAL
NEGATIVE DECLARATION FOR THE PROPERTY LOCATED AT 64 10TH ST.
LEGALLY DESCRIBED AS HERMOSA BEACH TRACT BLOCK 10, NORTH HALF
OF LOT 16
WHEREAS, the Planning Commission held a public hearing on February 18, 1997, to receive oral
and written testimony regarding an application for the subject General Plan Amendment and Zone
Change and made the following findings:
10 A The General Plan Amendment and Zone Change is consistent with existing use of the
property --residential. 11
12 B .. The subject properties are appropriate for residential use as it is surrounded by primarily
residential uses and located in an area which is predominantly residential in character. 13
14 C. The Planning Commission concurs with the Staff Environmental Review Committee's
recommendation, based on their Environmental Assessment/Initial Study, that this
project will result in a less than significant impact on the environment, and therefore
qualifies for a Negative Declaration.

NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of
Hermosa Beach, California does hereby recommend approval of a General Plan
amendment and Zone Change for the properties described above.
VOTE : A YES: Comms. Merl, Perrotti, Pizer, Schwartz, Chmn. Tucker
NOES: none
ABSENT: none
ABSTAIN: none
