P.C. RESOLUTION NO. 97-15
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, DENYING THE EXPANSION AND REMODEL TO AN EXISTING
SINGLE FAMILY DWELLING WITH NONCONFORMING SIDEYARD AND BUILDING
HEIGHT, AT 2024 THE STRAND, LEGALLY DESCRIBED AS LOT 5, BLOCK 21,
HERMOSA BEACH TRACT
WHEREAS, the Planning Commission held a public hearing on February 18, 1997, to receive oral and
written testimony regarding the request:

The applicant is proposing to expand and remodel an existing single family residence resulting in
a greater than 50% valuation increase;
The entire northern wall of the existing house, which is twenty-seven feet long and over thirty feet in
height and lies on the property line;
Given the magnitude of the proposed expansion and remodel, the northern three feet of the
existing building should be demolished to comply with the General Goals of Chapter 17. 5 2
(Nonconforming Buildings and Uses) for such an expansion and remodel to be approved;
The windows and other openings on the existing northern wall are considered a fire hazard
because they do not comply with the fire resistance requirements stipulated in Section 503.2.1 of the
Uniform Building Code;
Each of the above findings separately forms the basis for denial of the request;
NOW, THEREFORE, BE IT RESOLVED THAT THE PLANNING COMMISSION OF THE
CITY OF HERMOSA BEACH DOES HEREBY DENY THE EXPANSION AND REMODEL
TO AN EXISTING SINGLE FAMILY DWELLING WITH NONCONFORMING SIDEYARD
AND BUILDING HEIGHT, AT 2024 THE STRAND:
