2 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING 'CONDITIONAL USE PERMIT, AND PRECISE
3 DEVELOPMENT PLAN, FOR A 'TWO-UNIT CONDOMINIUM PROJECT, AND
VESTING PARCEL MAP 24521 'AT 1075 7TH ST. AND 1052 8TH ST.,.LEGALLY
4 DESCRIBED AS LOT 2 THE GLORIETTA VILLA?TRACT.
5 WHEREAS, the Planning Commission held a public hearing on June°18', 1996, to consider
6 a proposed two-unit condominium project and to receive oral and written testimony and made the
following findings:

9_ A The site is zoned R-2B and is physically suitable for the type ana density of proposed •

B. The project will conform to all zoning and condominium criteria and will be compatible

13 with neighboring residential properties; ,
14 C. Thesubject project is`Categorically Exempt under Section 15303, Class 31(b) ofthe

California Environmental Quality Act Guidelines.

NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of
18 Hermosa Beach, California does hereby .approve a Conditional Use, Permit, Precise
Development Plan, and Vesting Tentative Parcel Map 24521 subject to the following19
conditions of approval: y_ A i

1.The development and continued use of the property shall be in conformance with submitted
21 plans, and the following conditions: (Any minor modification shall be reviewed and may be
approved by the Community Development Director.)4 " ,

a) The downstairs bathrooms shall be a maximum of3/4 baths, and the wet-bar shall
23 be prohibited
24 b)' _ Trash storage area shall be located in the garage for'each unit:

26 2.The project shall meet all requirements of the Condominium Ordinance.

d) Also, at 1052 8th St. architectural"cut-outs" shall be provided along the east will

7 Development Director six(6) months after recordation ofthe Final Map
8 c) Requirements of Section 7.2-6(G) shall be shownon structural plans and review at
the time of Building Division plan check

3.There shall be compliance with all requirements of the Public Works Department and Fire
10 Department.
11 4.Landscaping shall comply with the submitted landscape plan modified in accordance with

a) An automatic landscape sprinkler system shall be provided:

5. Precise building height shall be reviewed at the time of plan check, to the satisfaction of the.

shall be shown on plans.

9.Two copies of final construction plans, including site,-elevation and floor plans; which are
25 consistent with the conditions of approval-of this conditional use permit, shall be reviewed
and approved by the Planning Division for consistency with Planning Commission
26 Resolution and approved plans prior to the issuance of building permits.
27 10. An acceptance ofconditions form shall be executed by the current property owner and.
28 submitted to the Planning Division prior to'the issuance of building permits.
