RESOLUTION 96=27 r 2 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING 'CONDITIONAL USE PERMIT, AND PRECISE 3 DEVELOPMENT PLAN, FOR A 'TWO-UNIT CONDOMINIUM PROJECT, AND VESTING PARCEL MAP 24521 'AT 1075 7TH ST. AND 1052 8TH ST.,.LEGALLY 4 DESCRIBED AS LOT 2 THE GLORIETTA VILLA?TRACT. 5 WHEREAS, the Planning Commission held a public hearing on June°18', 1996, to consider 6 a proposed two-unit condominium project and to receive oral and written testimony and made the following findings: 8 9_ A The site is zoned R-2B and is physically suitable for the type ana density of proposed • 108. development; 11 B. The project will conform to all zoning and condominium criteria and will be compatible 12 e. 13 with neighboring residential properties; , 14 C. Thesubject project is`Categorically Exempt under Section 15303, Class 31(b) ofthe 15 California Environmental Quality Act Guidelines. 16 17 NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of 18 Hermosa Beach, California does hereby .approve a Conditional Use, Permit, Precise Development Plan, and Vesting Tentative Parcel Map 24521 subject to the following19 conditions of approval: y_ A i 20 , 1.The development and continued use of the property shall be in conformance with submitted 21 plans, and the following conditions: (Any minor modification shall be reviewed and may be approved by the Community Development Director.)4 " , 22 a) The downstairs bathrooms shall be a maximum of3/4 baths, and the wet-bar shall 23 be prohibited 24 b)' _ Trash storage area shall be located in the garage for'each unit: 25 26 2.The project shall meet all requirements of the Condominium Ordinance. 27 28 48: 29 1 4 f R. ti 1 d) Also, at 1052 8th St. architectural"cut-outs" shall be provided along the east will to eliminate building bulk to the satisfaction of the Community Development 2 Director. 3 2:The project shall meet all requirements of the Condominium Ordinance. 4 a)' Covenants, Conditions, and Restrictions in compliance with the Condominium Ordinance shall be submitted to the Community Development Department for 5 review and approval prior to the issuance of building permits. 6 b) Proof of recordation of approved CC&R's shall be submitted to the Community 7 Development Director six(6) months after recordation ofthe Final Map 8 c) Requirements of Section 7.2-6(G) shall be shownon structural plans and review at the time of Building Division plan check 9 3.There shall be compliance with all requirements of the Public Works Department and Fire 10 Department. 11 4.Landscaping shall comply with the submitted landscape plan modified in accordance with the following:12 13 a) An automatic landscape sprinkler system shall be provided: 14 b) 36" box evergreen pears shall planted as shown on plans and shall be trimmed annually to maintain a dome shaped form. 15 5. Precise building height shall be reviewed at the time of plan check, to the satisfaction of the. 16 Community Development Director. 17 a) 2 Revised elevations shall be provided identifying precisely all architectural. treatment. b) Any satellite dish antennas and/or similar equipment shall comply with the 19 requirements of Section 1227 of the Zoning Ordinance. 20 6.Conduit shall be installed in each unit for cable television. 21 7.The address of each condominium unit shall be conspicuously displayed on the front street 22 side of the'building with externally or internally lit numbers and the method for illumination ' shall be shown on plans. 23 8. Roll-up Automatic garage doors shall be installed on the garages 24 9.Two copies of final construction plans, including site,-elevation and floor plans; which are 25 consistent with the conditions of approval-of this conditional use permit, shall be reviewed and approved by the Planning Division for consistency with Planning Commission 26 Resolution and approved plans prior to the issuance of building permits. 27 10. An acceptance ofconditions form shall be executed by the current property owner and. 28 submitted to the Planning Division prior to'the issuance of building permits. 29 2 J 4a 4.3 - 9 i 1 1.1. l The Conditional'Use Permits, Precise Development Plans, shall be null and void eighteen months from the date of approval unless building permits have been obtained, and the2VestingTentativeParcelMapshallbecomenullandvoid2yearsfrom'the date of approval 3 unless"the map is finaled and the project implemented."
