RESOLUTION P.C. 91-29
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND PARKING
PLAN FOR SHARED PARKING TO ALLOW THE OPERATION OF A MARTIAL ARTS
STUDIO (AL JOHNSON'S KARATE STUDIO) ~ A RETAIL BUILDING IN
CONJUNCTION WITH RETAIL USES, AND ADOP ON OF A MITIGATED
ENVIRONMENTAL NEGATIVE DECLARATION, AT 320 CIFIC COAST HIGHWAY,
LEGALLY DESCRIBED AS LOTS l, 3, 5, 7, D ISSION TRACT AND LOT
13 HURD'S OCEAN VIEW TRACT
WHEREAS, the Planning Commission held a public hearing on May
7 ' 1991, to receive oral and written testimony regarding an
application for a Conditional Use Permit and Parking Plan and
made the following findings:
A. The proposed Martial Arts Studio is a low intensity training
facility, offering group classes of limited size to both
children and adults, with the largest adult classes being
held at night only, beginning at 7:00 P.M. or later;
B. The parking lot which will contain 25 spaces can support the
proposed activity in conjunction with the two retail_business
which share the same parking lot, as demands during the day
will be light, and because its peak use will be at times when
demands for retail are light;
C. The proposed use is compatible with surrounding residential
and commercial uses;
D. With compliance with the mitigation measure to limit class
sizes, the proposed occupancy of the existing building will
not result in any direct or indirect significant impacts on
the environment;
E. Strict compliance of the conditions of approval will mitigate
any negative impacts resulting from the issuance of the
Conditional Use Permit and Parking Plan.
