A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA

AND SECOND STORY ADDIDON THAT RESULTS IN A TWO -CAR GARAGE WI1H A
SETBACK OF THREE AND A HALF (3.5) FEET RATHER THAN THE REQUIRED
SEVENTEEN (17) FEET AND REDUCES THE GROUND LEVEL OPEN SPACE TO LESS
THAN THE REQUIRED TWO HUNDRED (200) SQUARE FEET AND AN
ENVIRONMENTAL NEGATIVE DECLARATION AT 3104 INGLESIDE DRIVE, LEGALLY
DESCRIBED AS LOT 1, BLOCK 140, SHAKESPEARE TRACT
WHEREAS, the Planning Commission held a public hearing on December 3, 1991 to receive
oral and written testimony regarding a requested variance at 3104 Ingleside Drive and made the
following findings:
A.
B.
C.
D.
E.
The applicant is requesting a variance to allow a remodel and second story addition that
results in a two-car garage with a setback of 3.5 feet rather than the required 17 feet and
reduces the ground level open space to less than the required 200 square feet;
Circumstances related to the existing physical condition of the property, the narrow 1 0'
wide alley, and the obstruction caused by the power pole restricts the applicant's ability to
provide required parking, and therefore to conduct a reasonable remodel and addition;
The property owner is denied a property right possessed by other properties in the vicinity
which do not have these existing conditions;
Granting the variance would not have a detrimental effect on public welfare;
Granting the variance is not inconsistent with the General Plan;
NOW, THEREFORE, the Planning Commission of the City of Hermosa Beach , California, does
hereby approve the requested variance at 3104 Ingleside Drive.

RESOLUTION P.C. 91-68
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, DENYING A MASTER CONDITIONAL USE PERMIT
AMENDMENT FOR PAINTING IN CONJUNCTION WITH THE OPERATION OF AN
EXISTING AUTO BODY REPAIR BUSINESS, "EUROPEAN AUTO BODY", AND THE
ADDITION OF A SPRAY BOOTH AT 501-555 PACIFIC COAST HIGHWAY
LEGALLY DESCRIBED AS THE EASTERLY 140 FEET OF LOT 24, AND LOT 25,
BLOCK 78, SECOND ADDITION TO HERMOSA BEACH
WHEREAS, the Planning Commission held a public hearing on
November 7, 1991 to receive oral and written testimony regarding
an application for a Master Conditional Use Permit Amendment at
501-555 Pacific Coast Highway and made the following findings:
A. The applicant, European Auto Body is proposing to intensify
the use of its current auto body shop and construct a paint
booth on a site shared by other pre-existing businesses;
B. The subject site is not large enough to allow for sufficient
storage of vehicles and adequate work areas, meaning that the
work activities and storage of wrecked vehicles may occur in
the outside areas which results in both a noise and visual
impact;
C. The subject property is not adequate to support the an
intensification of the use and the addition of this type of
business will contribute to problems with congestion, the
emission of paint fumes, dust film caused by paint particles,
and disposal of hazardous waste on the site;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
of the City of Hermosa Beach, California does hereby deny a
Master Conditional Use Permit Amendment request for painting in
conjunction with the operation of an existing auto body repair
shop and the addition of a spray paint booth on the property.
