HomeMy WebLinkAboutPC_Resolution_91-71 632 11th St1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 RESOLUTION P.C. 91-71 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A PRECISE DEVELOPMENT PLAN FOR A 2-UNIT PROJECT AT 632 ELEVENTH STREEf, LEGALLY DESCRIBED AS A PORTION OF LOT 3, BWCK 78, SECOND ADDIDON TO HERMOSA BEACH TRACT. WHEREAS, the Planning Commission held a public hearing on November 19, 1991 to receive oral and written testimony regarding this matter and made the following findings: A. B. C. The site is zoned R-2 and is suitable for the type and density of the proposed development; The project will conform to all zoning criteria and will be compatible with neighboring residential properties; The project is compatible and consistent with applicable elements of the City's General Plan, and is compatible with the surrounding environment; NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California does hereby approve a Precise Development Plan for a 2-unit project at 632 Eleventh Street subject to the following conditions of approval: 1. 2. 3. 4. 5. 6. The proposed development shall be in substantial conformance with submitted plans; any minor modifications shall be submitted to the Planning Director for approval. Significant modifications will require review and approval by the Planning Commission. The single garage space shall be maintained as the guest parking space for either unit and shall not be rented as a permanent parking space. Three (3) copies of a revised landscaping plan indicating size, type, and quantity of plant materials shall be submitted to the Planning Director for review and approval prior to issuance of any Building Permits. a. b. An automatic water conservative (bubbler and drip system) irrigation system shall be provided, and shall be shown on the plans. The existing mature trees located in the front portion of the property shall be retained, or if removed compensated with the planting of at least two (2) comparably sired drought tolerant trees (minimum 36" box). There shall be compliance with all requirements of the Public Works Department and Fire Department. Architectural treatment shall be as shown on building elevations; any modification shall require approval by the Planning Director. a. Precise height shall be reviewed at the time of Building Plan Check, and plans shall be submitted to the satisfaction of the Building Director. Any satellite dish antennas and/ or similar equipment shall comply with the requirements of section 1227 of the Zoning Ordinance. 7. Conduit shall be installed in each unit for cable television. 8. An "Acceptance of Conditions" form shall be executed and submitted to the Planning Department prior to the issuance of any Building Permits. 10. The Precise Development Plan shall be null and void one year from the date of approval unless Building Permits have been obtained.
