IO 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 RESOLUTION B.Z.A. 154-584 A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH, CALIFORNIA, GRANTING A VARIANCE ON PROPERTY LO- CATED AT 235 6TH STREET, HERMOSA BEACH, CALIFORNIA WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach, California, at a public hearing held on April 1, 1985, in the City Hall Council Chambers, considered the request of Mr. and Mrs. Richard Konblett for permission to add 110 square feet to an existing single family residence while maintaining a non-conforming westerly sideyard of 3.69 feet in lieu of the five feet required, on property legally described as the East 1/2 of Lots 7 and 8, Tract 864; and WHEREAS, at said public hearing, the following facts were presented for consideration: that this property is in an R-3 High Density Residential . zone; existing lot coverage is 40% and proposed is 45%; and that the applicant is requesting to add 110 square feet to an existing single family residence while maintaining a nonconforming westerly sideyard of 3.69 in lieu of the five feet required; and WHEREAS, at said public hearing, no one appeared to speak in opposition to the project; and WHEREAS, after due consideration, it is the opinion of the Board of Zoning Adjustments that the variance request is granted for the following reasons: 1. That there are exceptional or extraordinary circumstances or conditions applicable to the property involved because the garag is existing and to extend the wall would render the garage width nonconforming. That such variance is necessary for the preservation and en- joyment of a substantial property right possessed by other prop- 1 erty in the same vicinity and zone and denied to the property in 2 question because without the variance the garage and bedroom 3 could not be exanded to a reasonable size. 4 3. That the granting of such variance will not be materially 5 detrimental to the public ~elfare or injurious to the property or 6 improvements in such vicinity and zone in which the property is 7 located because the nonconformities are minor and the proposed 8 setbacks exceed the minimum required for many lots. 9 10 4.
