RESOLUTION BZA 154-585
A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF
HERMOSA BEACH, CALIFORNIA, GRANTING A VARIANCE ON PROPERTY LO-
CATED AT 576 21ST STREET, HERMOSA BEACH, CALIFORNIA.
WHEREAS, the Board of Zoning Adjustments of the City of
Hermosa Beach, at a public hearing held on the 15th of April,
1985 in ~he Ciiy Hall Council Chambers, considered the request of
Renee Wright to add approximately 175 square feet to an existing
single family residence. The addition (bedroom extension) will
maintain a nonconforming westerly sideyard of 3'2" in lieu of the
5 '0" required sideyard. The other portion of the project, the
addition of a breakfast nook, will create a nonconforming easter-
ly sideyard of 3'0" in lieu of the 5'0" required sideyard; and
WHEREAS, at said public hearing the following facts were
presented for consideration: that this property is in an R-1 Low
Density Residential zone; existing lot coverage is 35% and pro-
posed is 38%; and
WHEREAS, it was determined at said public hearing that
the proposed bedroom extension represents a minor encroachment
and a small percentage increase and that the value and importance
to the owner of extending the size of the bedroom would outweigh
the encroachment but that the kitchen extension could not be jus-
tified by the findings; and
WHEREAS, at said public hearing, no one appeared to
speak in opposition to the project; and
----·WHEREAS, after due consideration, it is the opinion of
the Board of Zoning Adjustments that while denying the portion of
the -vartance----request addressing a proposed kitchen addition, the
portion of the variance request proposing a bedroom extension is
granted for the following reasons:

1. That there are exceptional or extraordinary circumstances or
conditions applicable to the property involved because there is a
large existing nonconformity 38-feet long which predated current
codes.
2. That such variance is necessary for the preservation and en-
joyment of a substantial property right posessed by other proper-
ty in the same vicinity and zone because the proposed bedroom
expansion is to a size enjoyed by many properties in the area.
3. That the granting of such variance will not be materially
detrimental to the public welfare or injurious to the property or
improvements in such vicinity and zone in which the property is
located because the variance is for a very minor extension.
4. That the granting of such variance will not adversely affect
the comprehensive General Plan in that the variance does not af-
fect the density of the area.
NOW, THEREFORE, BE IT RESOLVED that in view of the
above findings of fact, the Board of Zoning Adjustments of the
City of Hermosa Beach does hereby grant the variance by the fol-
lowing vote:
