A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH,
CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT, TENTATIVE MAP #44073,FOR A
THIRTY-FOUR UNIT CONDOMINIUM PROJECT LOCATED AT 446 MONTEREY BOULEVARD,
HERMOSA BEACH, CALIFORNIA.
WHEREAS, the Planning Commission of Hermosa Beach held a public hearingon
May 21, and July 2, 1985 to consider a thirty-four unit condominium,
Conditional Use Permit, and Tentative Parcel map #44703 located at 446
Monterey Boulevard
WHEREAS, the Commission finds the following:
a. The map is consistent with applicable general and specific plans;
b. The site is physically suitable for this type of development;,
c. The site is physically suitable for the proposed density of development;
d. The subdivision or the proposed improvements are not likely to cause
substantial environmental damage;
f. The subdivision or type of improvements will not conflict with easements,
acquired by the public at large, for access through or use of property within
the proposed subdivision;
g. Design of the proposed subdivision is compatible and consistent with
applicable elements of the City's General Plan, and is compatible with the
immediate environment.
h. The imposition of conditions as stated herein below will mitigate those
impacts considered significant.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of
Hermosa Beach, California, does hereby approve a thirty-four unit condominium,
Conditional Use Permit, and tentative parcel map #44073 located at 446
Monterey subject to the following conditions:
1. The development shall substantially comply with revised plans identified
as Scheme II, and dated June 25, 1985.
2. Project shall meet all construction standards in Chapter 9.5-1 thru 9.5-28
of the Condominium Ordinance, including submitting C.C.&R.'s prior to final
Building Permit approval and/or release of utilities.

3. A fire alarm system approved by the Hermosa Beach Fire Department shall be
installed in each unit.
4. A complete utility plan shall be submitted and approved by a registered
civil engineer procured by the City at applicant's expense; all utilities to
be underground.
5. All meters, utility service connections, major roof chimneys, pipes, or
structures shall be integrated with the design of the building and screened
architecturally and/or by landscaping.
6. Construction of all public improvements such as curbs, gutters, sidewalks,
drains, and drives, to be approved by a civil engineer of the applicant's
choice, at applicant's expense.
7. A passive solar plan shall be submitted by the architect to staff with
such passive solar alternatives that would be appropriate to this project and
incorporated in the approval; a plan shall be submitted to the Planning
Director for review and approval.
8. Storage area shall be used exclusively as storage space for occupants.
9. A deed restriction shall be executed limiting the property to thirty-four
34) dwelling units.
10. A landscaping plan shall be submitted and approved by the Planning
Director for review and approval.
11. A complete outdoor and parking illumination plan shall be submitted to
the Planning Director for approval prior to Building Permit issuance.
12. The final map shall indicate the replacement by the developer of 580' of
sewer line located in the front of the subject property, and the replacement
shall be a condition of final map approval.
13. The final map shall indicate the installation of a fire hydrant and shall
be a condition of final map approval.
14. A final map shall be filed within twenty-four (24) months from the date

of the tentative map approval, or it shall become null and void.
15. This Conditional Use Permit shall be void twenty-four (24) months from
the date of final approval by the City Council unless building activity has
commenced.
