HomeMy WebLinkAboutBZA 154-548 (37 20th St)~ '" .. 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 RESOLUTION B.Z.A. 154-548 A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH, CALIFORNIA, DENYING A VARIANCE ON PROPERTY LOCATED AT 37 -20TH STREET. WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach, California, at a public hearing held on February 6 1984, in the Council Chambers of the City Hall, considered the request of Mr. Alan White for permission to add over 40% (second story) to an existing single family dwelling on property legally described as Lot 16, Block 21, Hermosa Beach Tract; WHEREAS, at said public hearing, the following facts were presented for consideration: 1) The westerly sideyard which varies from 1.78' to 2.45' in lieu of the 3' required. 2) The easterly sideyard which varies from 1.3' td-2.02' in lieu of the 3' required. 3) The front yard of zero feet (building encroaches .2' on City property) in lieu of the 5' required. WHEREAS, at said public hearing, the applicant's representa tive stated that the proposed project does not add any further violations to the sideyard setbacks and noted that the applicant will be providing a two car garage as well as an additional off-street parking space; WHEREAS, at said public hearing, no one appeared to speak in opposition to the variance; WHEREAS, after due consideration, it is the opinion of the Board of Zoning Adjustments the the variance request is denied, for the following reasons: 1. That such variance is not necessary for the preservation and enjoyment of a substantial property right possessed by other property in the same vicinity and zone and denied to the property in question. 3. That the denyirtg of such variance will be materi~lly detrimental to the public welfare or injurious to the property or improvements in such vicinity and zone in which the property is located. 4. That the denying of such variance will adversely affect the comprehensive General Plan. NOW, THEREFORE, BE IT RESOLVED that in view of the above findings of fact, the Board of Zoning Adjustments does hereby deny the variance by the following vote: AYES: NOES: ABSENT: Comms. Berardo, Cutler, Williams Comms. Corder, Chmn. Moore None CERTIFICATION I hereby certify that the foregoing Resolution BZA 154-548 was adopted by the Board of Zoning Adjustments of the City of Hermosa Beach, California, at a regular meeting held on the 6th day of Feb~uary, 1984.
