HomeMy WebLinkAboutBZA 154-550 (301 25th St)1 2 3 4 5 6 7 8 9 10 11 12 13 14 ', 15 16 17 18 19 20 21 22 23 24 25 26 27 28 RESOLUTION B.Z.A. 154-550 A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH GRANTING A VARIANCE ON PROPERTY LOCATED AT 301 25th STREET, HERMOSA BEACH, CALIFORNIA. WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach, at a public hearing held on February 6, 1984 , in the Council Chambers of the City Hall, considered the request of ~1r. George Huney for permission to add a second story deck to an existing single family residence. 1he propos~d deek will have the following nonconformities: front yard setback of 0 1 in lieu of the 2 1 required; westerly sideyard setback of 0' in lieu of the 3.37' required; and the deck will increase lot coverage to 75.8% in lieu of the 65% allowed, on property legally described as So. ½ of Lot 19, Block 5 , Hermosa Terrace Tract ; and WHEREAS, at said public hearing no one appeared to speak in oppositton to the request and; ~HEREAS, after due consideration, it is the opinton of the Board of Zoning Adjustments that the variance request ls approved, for the following reasons; 1) That there are exceptional or extr~ordinary circumstances or conditions applicable to the property involved because the property is located on a corner; the deck is not close to a meighboring structure; it is a small sized lot; a substantial extent of City property is available to buffer the balcony fTom the sidewalk itself. 2) That such va$nce is necessary for the preservation and enjoyment of a substantial property right possessed by other property in the same vicinity and zone tnd datiied to phe prbperty in qu~stion because other variances have been granted for decks in this area, 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 3. That the granting of sucb variance will not be detrimental to the public welfare or injurious to the property or improvements in such vicinity and zone in which the property is located because the project wi;I.1 not have any negative impacts upon light and qir; it is on a corner and is similar to wal~way streets, 4. That the granting of such variance will n6t adversely affect the comprehensive General Plan because it does not change the density of the property, NOW I THE'REFORE, BE IT RESOLVED, that in view of the above 'I findings, the Board of Z9ning Adjustments 4oes hereby grant the variance by the following vote: AYES; Comms.
