RESOLUTION B.Z.A. 154-552
A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF
HERMOSA BEACH GRANTING A VARIANCE ON PROPERTY LOCATED AT
322 LONGFELLOW, HERMOSA BEACH, CALIFORNIA.
WHEREAS, the Board of Zoning Adjustments of the City of
Hermosa Beach, at a public hearing held on February 22, 1984,
in the Council Chambers of the City Hall, considered the request
of Robert & Betty Benoit for permission to add 80 square feet of
living area and a deck of approximately 121 square feet to an
existing single family residence foi propefty· legally described
as Lot 28, Block 117, Shakespeare Tract;
WHEREAS, at said public hearing, the following facts were
presented presented for consideration: said property is in the
genera1 ·p1an designation of medium density residential. The lot
area was 2100 sq. ft. The existing and proposed lot density was
20.74 du/ac. The existing lot coverage was 61% and the proposed
lot coverage was 67.78% The existing square footage was 1548 sq.
ft. and the square footage of the addition was 80 sq. ft. The
existing single family residence will add 80 sq. ft. of living
area and a deck approximately 121 sq. ft. resulting in a lot
coverage which exceeds the allowable percentage of 65% by 2.78%.
Lot coverage increase is due to the added deck;
WHEREAS, at said public hearing, it wa§_stated that the
deck, or lack of a deck, would not affect the ability of the
owners to split the property;
WHEREAS, at said public hearing no one appeared to speak
in opposition to the variance.
WHEREAS, after due consideration, it is the opinion of
the Board of Zoning Adjustments that the variance is granted for

the following reasons:
1) That there are exceptional or extraordinary circum-
stances or conditions applicable to the property involved because
building of the reasonably small deck would be impossible for
this property, built without decks which are common features in
beach homes, currently covers just short of the allowable
coverage; it is not a matter of a property that is already over
the allowable lot coverage wanting to go further over the allow-
able lot coverage; it is an unusual statistical situation that
applies to this property and not every other property in town.
2) That such variance is necessary for the preservation
and enjoyment of a substantial property right possessed by other
property in the same vicinity and zone because the building of a
reasonable small deck would not be possible without the granting
of this variance.
3) That the granting of such variance will not be
materially detrimental to the public welfare or injurious to the
property or improvements in such vicinity and zone in which the
property is located because there is no significant change to
light, air, or public safety access as a result of this small
second story.
4) That the granting of such variance will not adversely
affect the comprehensive General Plan because the General Plan is
not affected.
NOW, THEREFORE, BE IT RESOLVED, that in view of the above
findings, the Board of Zoning Adjustments does hereby grant the
variance by the following vote:
AYES: Comms. Corder, Cutler, Williams, Chmn. Moore
NOES: None
ABSENT: Comm. Berardo
