HomeMy WebLinkAboutBZA 154-519 (2008 The Strand)RESOLUTION B.Z.A. 154-519 A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH GRANTING A VARIANCE ON PROPERTY LOCATED AT 2008 THE STRAND, HEfilIOSA BEACH, CALIFORNIA. WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach, at a public hearing held on August 15, 1983, in the Council Chambers of the City Hall, considered the request of William and Cahterine Pechstedt for permission to remodel existing garage utilizing the existing nonconforming sideyard of .98 feet in lieu of the 3 :feet required and to provide a rear setback which varies from O feet to 3 fe~t in lieu of the 3 feet required and to increase the lot coverage from 74.63% to 76%, on property legally described as Lot 2, Block 21, Hermosa Beach Tract; and WHEREAS, at said public hearing, the following facts were presented for consideration: that the property is located in the R-2B zone, medium density residential; that the lot size is 30' x 79'; that the existing and proposed lot density is 18.3 dft/ac.; that the existing lot coverage is 74.63%; that the proposed lot coverage is 76.09%; and that the applicant is requesting to remodel existing garage and add a 546 sq. ft. deck above the garage; and WHEREAS, at said public hearing the applicant stated that they have a 25 ft. wide structure which will facilitate the parking of only one vehicle, he requested permission to build more on-street parking and to provide ext~a recreation space in the carport area; and WHEREAS, at said public heating no one appeared to speak in opposition to the variance; and WHEREAS, after due consideration, it is the opinion of the Board of Zoning Adjustments that the request is justified for' the following reasons: 1. That there are exceptional or extraordinary circumstances or conditions applicable to the property involved because ttje footprint of the building is existing and is not being changed. 2. That such variance is necessary for the preservation and: enjoyment of a substantial property right possessed by other property in the same vicinity and zone, and denied to the property in question because in order to provide for rea$onable parking, a variance of this relatively minor type would oe required. !· 3. Berardo, Corder, Cutler, Chmn. Moore NOES: None ABSENT: Comm.
