HomeMy WebLinkAboutBZA 154-536 (906 15th Pl)1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 RESOLUTION B.Z.A. 154-536 A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH, CALIFORNIA, DENYING A VARIANCE ON PROPERTY LOCATED AT 906 -15TH PLACE, HERMOSA BEACH , CALIFORNIA. WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach, at a public hearing held on December 19, 1983, in the City Hall Council Chambers, considered the request of Michael & Karla Schubach for permission to convert one space of a double garage into a bedroom, said double garage is attached to a single family residence, on property legally described as Lot 25, E.B. Smith's Replat of Lots 15 & 16 in Block 84 of the Second Addition to Hermosa Beach· WHEREAS, at said public hearing, the following facts were presented for consideration: the residence was completed in April of 1983 and complies with all of the zoning ordinance requirements relating to setbacks, open space, lot coverage and height; and the purpose for converting the one parking space is for living quarters for a convalescing grandmother; WHEREAS, at said public hearing, the applicant was present to answer questions and stated that there would not be any impact on parking because they would be parking all their cars off of the street and the addition of a room for the grandmother would not impacting the street parking; WHEREAS, at said public hearing, citizens expressed concern over the parking situation; WHEREAS, after due consideration, it is the opinion of the Board of Zoning Adjustments that the variance is not justified for the following reasons: 1) That the Board of Zoning Adjustments determined that there are no special circumstances applicable to the property involved; rt .... , ; :.2-j - ... 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 2) That the Board determeined that approving this variance would be a grant of special privileges inconsistent with the limitations of other properties in the vicinity; and 3) That theBoard determined that personal circumstances are not justification for granting a variance. NOW, THEREFORE, BE IT RESOLVED that in view of the above findings of fact, the Board of Zoning Adjustments of the City of Hermosa Beach, California, does hereby deny the variance by the following vote: AYES: NOES: ABSENT: Comms. Berardo, Corder, Williams, Acting Chmn, Cutler None Chmn. Moore CERTIFICATION I hereby certify that the foregoing Resolution B.Z.A. #154-536 was adopted by the Board of Zoning Adjustments of the City of Hermosa Beach, California, at a regular meeting held on the 19th day of December, 1983.
