RESOLUTION B.Z.A. 154-397 A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DENYING A VARIANCE REQUEST ON PROPERTY LOCATED AT 625 LOMA DRIVE, HERMOSA BEACH, CALIFORNIA. WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach, at a public hearing held on February 2, 1981 in the Council Chambers of the City Hall, considered the request of Mr. and Mrs. Craig Sherman for permission (1) to construct two single family dwellings on an R-2 lot; (2) to be allowed a three-story building; and (3) to be allowed a 2 ft. distance between buildings; on property known as Lot 6, Block "G", Tract 1686; and WHEREAS, at said public hearing, the following facts were presented for consideration; that the R-2 zone permits a single two-family dwel- ling only; that the R-2 zone has a two-story height limit and requires a minimum distance between buildings of 6 ft.; and WHEREAS, at said public hearing, the applicant's representative stated that the required distance between buildings is met with the exception of a stairway; that separating the two buildings provides a more use- ful play area than open area in front and back of the buildings; and WHEREAS, at said public hearing, the applicant testified that he needs the third story to provide a home large enough for his family and feels it meets the intent of the code since it falls within the allowable height limit; and WHEREAS, at said public hearing, no one appeared to speak in opposition to the request; and WHEREAS, after due consideration, it is the opinion of the Board of Zoning Adjustments that the variance requests are not justified for the following reason: That no special or extraordinary circumstances can be found for the granting of the th~ee requests; NOW, THEREFORE, BE IT RESOLVED, that in view of the above finding of fact, the Board of Zoning Adjustments does hereby deny the requests by the following vote: Request No. 1 -Two single family dwellings on an R-2 lot. AYES: Comms. Beard, Ebey, Merrill, Moore, Walker, Williams, DeBellis NOES: None ABSENT: None Request No. 2 -Three stories on a lot that allows only two stories. AYES: Comms. Beard, Ebey, Moore, Walker, Williams, Debellis NOES: Comm. Merrill ABSENT: None Request No. 3 -Two ft. distance between buildings where 6 ft. required. AYES: NOES: Comms.
