A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA
BEACH GRANTING A VARIANCE ON PROPERTY LOCATED AT 2021 MONTEREY BOULEVARD,
HERMOSA BEACH, CALIFORNIA.
WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach, at a public
hearing held on January 16, 1978, in the Council Chambers of the City Hall, considered
the request of Mr. Michael A. Lloyd for permission to construct a wooden deck project-
ing to rear property line and to add to a nonconforming northerly sideyard setback, on
property known as SW 34 1 of Lot 9 and SE 25 1 of Lot 10, Block 52, 1st Addition to
Hermosa Beach Tract; and
WHEREAS, at said public hearing, the following facts were presented for consideration;
that there is an existing 31 1011 wide by 27 1 long deck along the northerly sideyard
encroaching into the required 5 ft. setback a distance of 21211 which the applicant
wishes to extend an additional 24 1 in length; that the deck is proposed to extend across
the rear of the building and will be 71 wide x 39 1 10 11 long; and
WHEREAS, at said public hearing, the applicant stated that he desires the variance to
improve their view of the ocean, enjoy the outdoor atmosphere, and enhance the appear-
ance and value of their home; he added there are similar situations throughout the
area, one directly across the street from him; and
WHEREAS, at said public hearing, a petition signed by 20 residents of the area was
submitted in support of the request; and
WHEREAS, at said public hearing, no one appeared to speak in opposition to the request;
and
WHEREAS, after due consideration, it is the opinion of the Board of Zoning Adjustments
that the variance request is justified for the following reasons:
1. That there are exceptional or extraordinary circumstances or conditions
applicable to the property involved because Bayview Drive has a 40 ft.
right-of-way of which only 20 ft. is developed and will probably not be·
increased.
2. That such variance is necessary for the preservation and enjoyment of a
substantial property right possessed by other properties in the same
vicinity and zone, and denied to the property in question because there
are other structures of similar nature built on property lines throughout
Hermosa Beach.
3. That the granting of such variance will not be materially detrimental to
the public welfare or injurious to the property or improvements in such
vicinity and zone in which the property is located because the project
does not infringe upon any other adjoining properties.
4. That the granting of such variance will not adversely affect the compre-
hensive General Plan because the project neither creates dwelling units
nor affects the density in any way.
NOW, THEREFORE, BE IT RESOLVED, that in view of the above findings of fact, the Board
of Zoning Adjustments does hereby grant the request by the following vote:
AYES: Comms. Beard, Ebey, Simpson, Sims, Chmn. Cummings
NOES: None
ABSENT: Comms. Anderson, Toth

Zoning Adjustments at a regular meeting held on the 16th day of January, 1978.
