HomeMy WebLinkAboutBZA Resolution 154-275 - (520 Longfellow)" RESOLUTION B.Z.A. 154-275 A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH GRANTING A LOT REALIGNMENT ON PROPERTY LOCATED AT 520 LONGFELLOW AVENUE, HERMOSA BEACH, CALIFORNIA. WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach, at a public hearing held on May 15, 1978, in the Council Chambers of the City Hall, considered the request of James and Robert Fiege for pennission to realign the lot line between Lot 8 and Lots 10 and 11, Block 140, Shakespeare Tract; and WHEREAS, at said public hearing, the following facts were presented for consideration; that the request is to add the westerly 5 ft. of Lot 10 to the easterly side of Lot 8; that presently Lot 8 is 1438.02 sq. ft. in size and Lots 10 and 11 are a total of 2663.83 sq. ft.; that if the Board grants the request, Lot 8 will then be 1672.77 sq. ft. and Lots 10 and 11 will be 2429.08 sq. ft.; that the result of realignment will be that Lots 10 and 11 combined are developed to only 36% lot coverage, the developed lot remains well within the 14-25 du/ac General Plan designation, and the lot that is not yet developed will be very close to the General Plan density --that is 26 du/ac instead of 30 du/ac.; and WHEREAS, at said public hearing, the applicant stated that the present lot would allow the construction of a small two-bedroom house, and the 5 ft. addition to the lot would allow an additional bedroom; and WHEREAS, at said public hearing, no one appeared to speak in opposition to the request; and WHEREAS, after due consideration, it is the opinion of the Board of Zoning Adjustments that the lot realignment is justified for the following reasons: 1. That the proposed lots, after being realignedrrtfront on public streets and do not front on any alle,-j:; 2. That the proposed realignment will in no way be detrimental to the sur- rounding lot pattern or tend to reduce property values in the surrounding area. 3. That the size of the proposed lots is not smaller than the prevailing lot size in the area in which they are located. NOW, THEREFORE, BE IT RESOLVED, that in view of the above findings of fact, the Board of Zoning Adjustments does hereby grant the lot realignment by the following vote: Ayes :-€omms-.
