A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH
GRANTING A VARIANCE ON PROPERTY LOCATED AT 1021 MONTEREY BOULEVARD, HERMOSA
BEACH, CALIFORNIA.
WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach, at a public
hearing held on October 2, 1978, in the Council Chambers of the City Hall, considered
the request of Mr. Larry Fisher for modification of his original variance BZA 154-272
by adding a recreation room with fireplace, bath and stairway leading to the hallway
above; in addition a deck is to straddle a portion of the existing structure and bed-
room addition; and
WHEREAS, at said public hearing, the following facts were presented for consideration;
that the original variance placed a deed restriction on the property calling for board
approval in the event modifications are requested in the future; that the original
request was to add a bedroom in the rear; and
WHEREAS, at said public hearing, the applicant stated that after discussing it with
a contractor, it was decided to add a room under the already approved bedroom addition;
that the resulting total building area will be 2300 sq. ft.; and
WHEREAS, after due consideration, it is the opinion of the Board of Zoning Adjustments
that the variance request is justified for the following reasons:
1. That there are exceptional or extraordinary circumstances or conditions applicable
to the property involved because at the time of original construction a one foot
setback was allowable on Monterey Boulevard as is evidenced by many other structures
on Monterey also having one foot setbacks.
2. That such variance is necessary for the preservation and enjoyment of a substantial
property right possessed by other property in the same vicinity and zone, and
denied to the property in question because without a variance, no modifications
can be made to existing residence.
3. That the granting of such variance will not be materially detrimental to the public
welfare or injurious to the property or improvements in such vicinity and zone in
which the property is located because all new construction will comply with exist-
ing building codes as minimum standard requirements.
4. That the granting of the variance will not adversely affect the comprehensive
General Plan because the General Plan will not be affected eKcept by the reduction
of allowable density in the area since the property is zoned R-3 and use will be
R-1.
NOW, THEREFORE, BE IT RESOLVED, that in view of the above findings of fact, the Board
of Zoning Adjustments does hereby grant the request by the following vote:
AYES: Comms. Beard, DeBellis, Ebey, Simpson, Sims, Toth, Chmn. Cummings
NOES: None
ABSENT: None

I hereby certify that the foregoing Resolution BZA 154-291 was adopted by the Board of
Zoning Adjustments at a regular meeting held on October 2, 1978.
