A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA
BEACH GRANTING A VARIANCE TO GARAGE DEPTH ON PROPERTY LOCATED AT 2304
HERMOSA AVENUE, HERMOSA BEACH, CALIFORNIA.
WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach, at a public
hearing held on May 2, 1977, in the Council Chambers of the City Hall, considered
the request of Mr. and Mrs. Robert Gould for permission to add approximately 125
sq. ft. to an existing dwelling with attached double garage; said garage havin9 a
depth of 17.5 ft. in lieu of the minimum 18 ft. required under Section 1162 {B)
of the Zoning Code, on property known as Lot 8, Block 30, 1st Addition to Hermosa
Beach Tract; and
WHEREAS, at said public hearing, the following facts were presented for consideration;
that the variance request is necessary in order to enlarge an existing 1st floor
bedroom, remodel an existing bath arid utility room on 1st floor and to add a bath
and closet at 2nd floor level with a sundeck over bedroom extension, due to the fact
that the existing garage is 6 inches under the minimum required depth; and
WHEREAS, at said public hearing, the applicant's representative stated that although
the existing garage is lacking in depth it is two-and-one-half spaces in width; and
WHEREAS, at said public hearing, no one appeared to speak in opposition to the
request; and
WHEREAS, after due consideration, it is the opinion of the Board of Zoning Adjustments
that the variance request is justified for the following reasons:
1. That there are exceptional or extraordinary circumstances or conditions
applicable to the property involved because rigid adherence to the code would
create an unnecessary hardship as the enclosed garage currently provides two-
and-one-half parking spaces.
2. That the variance is necessary for the preservation and enjoyment of a
substantial property right possessed by other property in the same vicinity
and zone, and denied to the property in question because other properties
throughout the city utilize garages on older existing structures with less
than 6 inches under the minimum depth.
3. That the granting of such variance will not be materially detrimental to
the public welfare or injurious to the property or improvements in such vic-
inity and zone in which the property is located because it does not affect
surrounding property.
4. That the granting of such variance will not adversely affect the compre-
hensive General Plan because no additional units are being created.
NOW, THEREFORE, BE IT RESOLVED, that in view of the above findings of fact, the Board
of Zoning Adjustments does ' hereby grant the variance by the following vote:
AYES: Comms. Beard, Cummings, Ebey, Schutz, Simpson, Toth, Chmn. Sims
NOES: None
ABSENT: None
