RESOLUTION B.Z.A. 154-247
A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA
BEACH DENYING A VARIANCE FOR PROPERTY LOCATED AT 851 LOMA DRIVE, HERMOSA
BEACH, CALIFORNIA.
WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach, at a public
hearing held on September 7, 1977 in the Council Chambers of the City Hall, consid-
ered the request of Mr. and Mrs. Barry Wacks and Mr. and Mrs. Tom Olesen for per-
mission to construct a second unit on an R-3 property, attaching to an existing
unit with nonconforming north sideyard and front yard setback, on property known as
Lot 3, Block A, Tract 1677; and
WHEREAS, at said public hearing, the following facts were presented for considera-
tion; that the existing building was built with a nonconforming northerly sideyard
setback of 1 ft.and a 6 ft. long portion of the structure projecting to the property
1 ine; and
WHEREAS·, at said public hearing, the applicant's representative indicated they will
be pulling permits to clear up existing complaints and would be bringing the exist-
ing building up to code at the time of construction of new building; and
WHEREAS, at said public hearing, five residents of the area spoke in opposition to
the request; and
WHEREAS, after due consideration, it is the opinion of the Board of Zoning Adjustments
that the variance request is not justified because they cannot find that the granting
of such variance would not be materially detrimental to the public welfare or injur-
ious to the property or improvements in such vicinity and zone in which the property
is located;
NOW, THEREFORE, BE IT RESOLVED, that in view of the above finding of fact, the Board
of Zoning Adjustments does hereby deny the variance request by the following vote:
AYES: Comms. Beard, Ebey, Simpson, Chmn. Sims
NOES: Comm. Currmings
ABSTAIN: Comm. Toth

I hereby certify that the foregoing Resolution BZA 154-247 was adopted by the Board
of Zoning Adjustments of the City of Hermosa Beach at a regular meeting held on the
7th day of September, 1977.
