HomeMy WebLinkAboutBZA Resolution 154-259 - (1927 Valley Park Ave)RESOLUTION B.Z.A. 154-259 A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DENYING A VARIANCE ON PROPERTY LOCATED AT 1927 VALLEY PARK AVENUE, HERMOSA BEACH, CALIFORNIA. WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach, at a public hearing held on October 17, 1977, in the Council Chambers of the City Hall, considered the request of Mr. and Mrs. Charles Lind for pennission to add a two-car garage to the front of their single residence, encroaching said garage 3 ft. into their required 10 ft. front setback and 1 ft. into their required 5 ft. sideyard; also, to provide less than the required turning radi'us; on property known as Lot 22, Tract 15546; and WHEREAS, at said public hearing, it was determined that accorditng to the plans, the construction next door was not encroaching into the required front yard setback and that there is no record of other setback variances on (:that street; and WHEREAS, at said public hearing, the applicants indicated they eventually plan to convert their existing single car garage into an additional room for their house; and WHEREAS, at sai,d public hearing, no one appeared to speak in opposition to the request; and WHEREAS, after due consideration, it is the opinion of the Board of Zoning Adjustments that the variance request is not justified for the following reasons: 1. That there are no exceptional or extraordinary circumstances or conditions applicable to the property involved. 2. That the variance i"s not necessary for the preservation and enjoyment of a substantial property right possessed by other property in the same vic- inity and zone, and denied to the property in question because that would . be the only property with a nonconforming setback on that street if the variance was granted, according to the records. NOW, THEREFORE, BE IT RESOLVED, that in view of the above findings of fact, the Board of Zoning Adjustments does '.,hereby deny the variance request by the following vote: AYES: Comms. Cummings, Ebey, Simpson, Toth, Chmn. Sims NOES: None ABSENT: Comm. Beard CERTIFICATION : I hereby certify that the foregoing Resolution BZA 154-259 was adopted by the Board of Zoning Adjustments at a regular meeting held on the 17th day of October, 1977.
