Fisher recomr,H~nded t~hat the Park Commission be given the approval of the Planning Commission to proceed with plans for the develop,:nent of a park and recreational facilities a'i:; th:is site.. Commo Black seconded the motion and it carried with ths unanimous approval of al1 Commissioners presento PETITION OF DOROTHY PREBll Petition of Dorothy Preble, covering Lot 18~ Block 49, First Addition to Hermosa Beach, 218 ·220 " 16th Street, Zone R♦-J for permiss:J.on to construct, an addition of 4 units to the e:;cisting structure, waiving 3' required side yard set-back on 16th Streeto Mro Eo Jo Branch was present representing Mrs. Preble.-He stated that the property on 16th Street from Hermosa Avenue to Loma Drive is all built to the property lineo After establishing this point• Com.mo Mill.er moved the granting of ·this petition0 waiving the sideyard set·-back requirement of 31 to con.fo.rm with existing buildings in that blccko COmDlo Hixson seconded the motion and Resolution No .. Ehlers requesting renewal of a zone variance granted Septemoer 21, 1954, covering Lot 29, Block 128, Shakespeare Tral!t, situated at 461 Gould Lane, Zone ~-2, permitting him to construct a garage on property lineso After much discussion regarding the advisability of partially building over a sewer easement, it was suggested that this matter be held_ over to the adjourned meeting scheduled for May ll~ 1955 for .further study of the situationo COMMUNICATION FROM CITY COUNCIL IN REGARD TO PETITION OF HELEN WEEKS FOR REN~iAL OF A VARIANCE A communication from the City Council requesting further study :.n regard to the petition of Helen Weeks for renewal of a zone variance granted April 21, 1953, covering Lot 1" Block l, Hermosa Park Tract, Zone R~-·2, permitting the construction of a single dwelling with garage facing 25th Street and a 2-unit dwelling with garages facing Valley Drivee This petition was denied by the Planning Commission April 11, 1955, and their recommendation was accepted by the City Council at their aeeting of April 19, 19550 Mrso Weeks appealed the decision of the City Council and Planning Commission, and at the meeting of May 3, 1955, the City Council referred the matter back to the Planning Commission for further studyo Mro Weeks was present and explained se,reral points to the CommiBsiono A great deal of time was spent determining the exact size of lots adjacent to and near the lot under discussionp after which Commo Fisher tioved that the Planning Commission reaffirm their original position, in viEiW of the reasons stated in. their Resolution NonPC 21, denying this petit:.ono He also stated that the Commission felt this matter should be considered under the category of a zone change, rather than a zone varianceo The motion was l leconded by Commo Hixson, and carried by the following vote: YES: NO: ABSEUT: Commo Black, Fisher, Dennie~ Hixson and Miller None Comm.
